You should probably start out with 'First Land'.
http://secondlife.com/community/land-getyours.php Basically, your first purchase of land would be a 512m piece at a cost of L$512. Use that piece of land to practice building, etc. When you're ready to buy a larger piece of land, you can sell your first land to someone for L$2500-3000. Most land costs L$5-6 per meter. |

Actually people seem to sell land for much more then that so be careful and their other sneaky things that happen to around the land issues that I noticed the last month since I joined that can be really expensive.
It easy to think that 1536 or 2024 lot for 16k or 35k is worth it when you're new but its real money to buy that unless you figured out how to make lindens without buying it. But if you look at how much in the buying lindens section is 35k is over 150 us dollars. I lost 12k my first week plus 10 dollars in tier fees because I was new and didn't know what I was doing so be careful when buying or selling land. Also when you hire builder make sure they join and sell the item to you as complete thing. Its very annoying to pay a builder 1500 to 2000L and accidentally or intentionally need to remove item and not be able to put it back together, they are gone and won't come back or can't come back to help you. Then there whole issue of actually finding someone if you do have lots of lindens to spend too that can be issue all in itself. Installing and buying prefabs can get expensive if you are buying each one to get feel of it, there always rotation issues,etc. |

Do a search in-world for "Builder", "Architect", and "Home", and you should find quite a few people, like myself, who will do custom building projects for a fee. There are a number of very good builders who sell pre-fab homes to fit a variety of lot sizes - from low-prim designs that fit well on a First Land parcel, to huge mansions that you need most of a sim's resources to support.
Most builders won't do a one-off design for a small house, because they can't price it at a point that is affordable for the home buyer while still paying for their efforts. Home sales (and for that matter, almost any item sold in SL) usually require repeat sales of the same product, hundreds of times over, to make any money for the builder. If you want to build a club, and you don't know where to start, talk to an experienced builder BEFORE you buy the land for the project. You want to get a big enough parcel to support your idea, you want to have a good business plan, and you will want a location that will be profitable without destroying land values for everyone near you. I will also agree with the others that have stated you should buy and resell your First Land parcel before you do any other land deals. You can only do that once, and it HAS to be your first land purchase on that account. If you rush out and but a 4000 M2 parcel at L$20 pre M2, you can't go back later and get that First Land 512 M2 parcel for just L$1 per M2. I'd be willing to talk to you in-world about your project, but clubs are not really my main area of work. I prefer making homes and recreation facilities. An ad in the "Employment Ops & Help Wanted" forum is the way to get builders to contact you for bids. _____________________

I'd like to know if one of you can recommend me a experienced builder who can help me? I want to discuss my plan with that person,and I hope he/she can give me advice and tips.
