1) In order to place Linden trees and grasses I need to be part of the land ownership group with permissions.
Actually, you need to be not just a member, but an officer. That will likely change in the future (LL is currently examining revamping group functionality), but as it is right now, only group officers can terraform group owned land.

Is there any way around this?
The way around it is to have the landowner turn on terraforming in the land options. This is dangerous though because it means ANYONE can come along and mess with the land.

What if the land is not group owned?
You can either have the landowner turn on teraforming, as mentioned above, or you can have them form a temporary group to which to deed the land, and have you as an officer of that group. This requires them to put some trust into you though, because as a group officer, you could release the land for sale. If it were me, I wouldn't take the risk (no offense). I'd rather turn on terraforming, let you do your work, and then turn it off again as soon as you're done.

2) If I place stuff around I own it. Will that be a problem later on? Is there another solution? I could ask the owner to place stuff and them I move it but then they have to hover around, and it's a pain for me too.
Sell them the stuff as soon as you're done.

3) If I buy landscape items with copy perms, it seems like the sellers intention was not for me to fly around and use it on multiple properties. Should I buy new ones for each property and charge for expenses? Should I give the owner a list of things to buy?
The proper thing to do would be to have the landowner buy the items. You're correct that most sellers intend that purchased items are for personal use. It's kind of like buying a CD. You can make as many copies of it as you want for your own use, but you can't put those copies in all your friends' houses.

4) How much is a fair price for this work? Charge by the land area? Hours spent? Flat fee? And what range - 1,000s of L$? 100s?
That's a tuff question to answer. You're performing a service, which means it takes real time. It's not like a product that you can just make once and then sell over and over. The question is how much is your time worth to you. Roughly L$250 = US$1, so if you charge say L$1000 for a job, I hope it only takes you 5-10 minutes or so. It's tuff to make worthwhile money doing custom work in SL, unfortunately.
