Subdividing an Island - any danger?

I've inherited management an island that was already developed by another individual, and have been asked to subdivide it to provide development plots for other people at the University (it's an Edu island).

I feel like someone told me that I had to be careful about subdividing an area that has stuff built on it. The are I would be carving off has no prims on it, and there are plenty of prims left on the island... If I make little 512m plots, they just subtract 117 prims total from the island prim count for each plot, right?

Is there anything beyond that to worry about? (Like I'll make a plot and half the stuff on the island will disappear and/or go wonky)

Shouldn't be a problem, from what you are saying. If the new parcel gets owned by a different group or individual than the one it was split off from, then the parcel you make and the remaining land in the parcel it came from must both have enouh prims allocated to cover what is on them. As long as the newly divided areas can each support their prim counts, you are covered.

So, for example, if you had a 300-prim house on the land, and split of a 512 parcel under it, you have no problems as long as both have the same individual or group as the owner. (Because they still share prim allocations.) But if *you* bought that parcel, and if you didn't have enough land already in that sim to cover the difference between the 117 prims the parcel is allocated and the 300 prims the house uses, then parts of the house could get returned.

Thanks very much for your response!

Can this be covered by a group deed, or something like that? All of the subdivided plots will be University affiliated can build something for a specific project, or have a separate media url, etc. (since it's a public island, we don't really want individual ownership of plots).

Is it possible to "sell" plots of land to people (for no $L) without them actually having ownership?

That is how I set up the University of Houston sim. It has several parcels, so different buildings can each have their own media streams. But they are all owned by the same group.

Just to be safe, I sized all the parcels large enough to ensure that the buildings and furnishings they have at this time are covered by the individual prim counts for that parcel. But as long as they all have the same owner, be that a group or a person, they share prim allocation limits.

You could establish a role in the group that owns the land for "Residents" and give them specific rights on that land closely approximating those of actual owners of the land. Then rent the parcel to them.
