Is there a door (script) out there that you can pay to open, then it will lock again after about 30 minutes. Basically i want to rent out rooms in 30 minute slots. Or would I just use one of those rental boxes that unlock a door? Am I even in the right area?

Locked doors are useless in sl.
Use the land tools instead. Section off the lot under the room and then use the access option to set it so you need to buy a pass to enter.
