Island Rentals: Land Sale or Deed to Group?

A month or two ago, someone posted a response to someone's question about best practices for renting out land on islands. I have searched and searched these forums and cannot find the post now. (If you know what I'm talking about, or if you have advice on procedures for handling island land sales/rentals, please let me know!)

Anyway, the main thing I'm unsure about is the value of using the land sale feature versus just deeding to group like one would with mainland rentals. I mean I see island owners using the sale feature to end up at the top of land search (when it works, heh) but what's the purpose after that?

The sale feature automatically allows the tenants to use the Land Controls

That way they are treated the exact same way as if they had bought the land. Hope this helps.

I see- so they don't have to wait around to be added to a land group to start moving in.

Hmm. I wonder if the people listing island sales for L$1 and L$100 ever have griefers buy their plots to dump a lot of ugly crap on the land?

1) Write Covenant carefully,
2) Repay money or wait for rental term to run out,
3) About Land -> Reclaim Land,
4) About Land -> Return All Objects.

Not griefers so much as people who don't understand land ownership or tier.

What, I have to pay monthly fees???? I want land where I pay upfront and then I'm done!

Sure, but I wonder whether the hassle of nuissance purchases is worth it?

Well personally I set the purchase price to the amount of the first month's rent. Then there is little chance of misunderstandings and griefer purchases. Of course I don't get to be at the top of the list that way, but I find that of limited advantage. I'm fully rented and have people clamoring for more.

Another option is to sell the land to the renter for L$0.

The tenant does not get use of the land immediately on renting because you or the estate manager needs to come by to set the land for sale, but if your turnover is low, then this isn't a lot of work over the long term.

This also makes it easier to use a rental system (assuming you take payment in L$) since the tenant only pays the rental box - so its account of time remaining should be correct.

I'm confused about how you sell it to them for $0L, but they can't use it because it's not for sale yet? Seems contradictory, or am I missing something?

I left out a few details :)

When I setup a new plot for rent, or a tenant leaves, I secure the plot by disabling all options (object create/enter and scripting) for all residents and group. Doing this prevents a lot of problems from even starting.

In my workflow, when someone rents, I get an email and IM. If I am in-world, I set the plot of land for sale to the new tenant for L$0 (so I specify their name instead of sell to anyone) at which point the tenant can buy for themselves or for their group.

If I am not in-wold, the tenant has to wait for me to set the land for sale. All of this is made clear in the covenant and in the notecards the tenant gets.

The part about not being able to use the land is a result of all options (object create/enter and scripting) being disabled when the land is vacant.
