what rights should a land-renter have??

When I rent a piece of island-land out to someone, what rights should this person have?
Of course the rights to build, move, delete etc..... but what about the rights of terraforming, renaming the land, adding music URL's etc.
As far as I know these rights can only be given to a renter if the piece of land is deeded to the group, right?
In fact I don't realy like the idea of deeding the land to a group....!!

I live on estate land I can do everything there that I can do on mainland land as far as land options go. I think this is all handled at the estate panel management thingy.
Unless they are using a rental box and not using the purchase button on the about land options then they won't have access to stuff, but if your talking about the regular way of doing it. I purchase (err or whatever you want to call it) a lot on an estate using the buy button on the panel and then the land becomes "owned" by me. I dont need to be in a group or anything I can put up music urls and do it all just like on mainland land. I have access to the ban options etc etc.
Not much difference really except the owner of the sim is no LL directly its an estate owner who buys from LL or however you want to explain it.
If you rent from a rental box you wont have any rights unless they deed the land to a group and make you join the group and then assign abilities like changing the music url by group members etc
(i would never go for that deal its to restrictive for me)

Well, that last thing is what I mean .... I rent the land out using a rental box.... So, what rights do you give to your renters then??

I only rent if its for shop space and I dont do that much either hehe. I've never heard of anyone having much of any rights in that case actually, maybe to change music urls and video urls and usually there is a house on the land if its using a box and they dont use the estate tools to purchase the land initially. There are some people that use a deposit box interface ingame and its "rental" but they still initially use the buy land button to make it theirs in their name otherwise it can get complicated

Ron, Your previous thread regarding what should be in a covenant will basically cover this question too... hop around to different plots for rent and you'll see what different owners allow or don't allow.
A covenant that I like is on Son.. owned by Rudolph Ormsby.

Another perk: concierge service - if there's a question a resident has that you can't answer, you can ask concierge for them by virtue of your land holdings, even if they don't have that access themselves with a small plot. Not that there's a lot of difference as I can answer 90%+ of the questions myself without bothering the Company, but it's handy and something you can do for people as needed.

I use a rental box, and the tenants have the basic building tools and the like through using the group tag. Terraforming is not allowed...it's up to the owner really, but with the land I rent out, I don't want anyone changing the landscape. That's normal...often renters can't terraform. Besides, the only way to grant a tenant terraforming privilages is to either deed the land to a group or have them 'purchase' it. Mine don't have access to the music URLs, but I just tell them to IM me any links they want and I just change it for them. If you don't want to be bothered with that, though, or want to let them change it themselves without having to contact you and don't want to deed the land to group, you can purchase certain radios that let people change the music themselves. If you have video enabled, again, you'll either need to change it for them, or deed the land.

Some say it could be used as a greifer tool though since if I placed that on someones property I could change there URL.

Now with that out of the way, I think renters should have the same rights as people who own. You are paying for a service, and that should entitle you to certain rights.
However =\ You are renting from another player, and as such you may or may not recieve those rights you should be entitled to. You may recieve them only when it's convenient for the renter to give them to you, because in the end it's everyone for themselves.

i usually set out a media controler box thats rigged into hank ramos's rent box so they have instant access
i pass the charge of being listed over to them if they want it
and if they want to terraform i dont mind it, altho i dont leave it open, you have to ask
i generally dont do groups, most renters dont want to deal with them, but i only deal with small properties
other than that just being decent and not screwing them over (i friggin hate it when i rent a mall plot and the friggin owner cant ever leave it alone, or just running off a day later)

That way they can control their own ban lists, music and video streams. They have limited terra-forming (+/- 4 meters). They can also set the auto-return feature on if they want to.
So far, it's been working good for me.

The land I'm renting is on an island I own.... This works if you own the island, but not many people do. If I 'own' land which I 'bought' from a private estate owner, I can't sell the land and still retain control over it like you do.
