What is a "fair price" for a 512 plot?

Hello all,

I have a nice rectangular 512 plot I'd like to sell. It is on a hill and has a nice view. It is in a "mature" sim. The down side is there is a large "casino" (are those not illegal?) in my sim which locks up the sim sometimes, but it is not bad. The land is in the Dotoorak sim and has been around about 8 months now.

If I want to sell the plot within two weeks, what would be a fair price for me to put it up for sale at?

I would say, for a 2 week turn over, and this is without looking at the land, 5-6l/m, or about 2500 to 3000, would be a fair price. Part of it depends on how steep the hill is, how laggy that casino makes the sim over all, and what other plots in the area are going for. And one thing to remember is that you can always start high, and slowly lower the price until someone buys.

Really? That little? The average seems to be about 6kL$ on sale now, but maybe they have been up for sale for months. Didn't the value of mainland go up after the island tier jump? I don't know, just asking.

why not just look around at other for sale lots? The value of those will give you an idea of what to charge for yours.

If you want to sell it really fast, try offering it for L$5 per square meter. L$6 / sqm would still allow a land reseller to make a tiny profit, but it may take a while until you sell it at that price, considering the casino in the neighbourhood. The end user may even be willing to pay L$7 / sqm... if it wasn't for the casino.

I'd contact all land owners in the sim and asks if someone needs more land. The real value of your plot lies in the increased prim limit for an existing land owner. Perhaps the casino owner could use those prims to put up additional camping chairs.

2500 to 3000 would be a very low estimate, your land would sell in minutes or seconds at those prices in the current market. What you need to do is weigh the price you would like to get against how long you are willing to wait for a quick sale.

Obviously, the higher the price, the longer you will wait, and if you price too high, you may wait a very long time (or forever) and it may not be worth it to you. Research what other plots are going for, and price yours accordingly for a price that you find appropriate. I think it is a good idea to ask your neighbors if they may want it, it will have more value to them because of the prim allowance.
