Planned communities?

Greetings,
I really enjoy the idea of Second life, but as somebody who works in 3d graphics and design for a living the unadulterated clutter of half finished buildings and discarded prims that scatter the landscape around my first land makes for a less-than stunning visual experience something akin to the scraping fingers on a chalkboard for me. Still, I love the idea of SL so I'm wondering: are there any "Planned communities" in SL that I could live in? Perhaps even planned cities that have some sort of thought-out structure to them? Something with virtual building codes perhaps? I tried googling such a thing, but to no avail.

Hey Joel! Check out my estate, Kush. There are two sims currently, Kush and Kush II. It's residentially zoned and the covenant keeps things very peaceful and void of eyesores.

There are many of the planned communities out there. Most areas that allow rentals will be something that you are looking for. Some are stricter then others so you should be able to find what you want.

When you do a land search, filter it to "Private Island".. those results will have what you seek. The thing to be aware of here is that these are privately owned islands, not Linden "mainland" so you need to do some due diligence in terms of checking out the background of the estate owner.. you can search this forum for a multitude of discussions relating to the risks and benefits of renting or owning on private islands.

There is a central thread to all these discussions having to do with the idea of "owning" vs "renting", and owning on private islands vs owning on mainland. I would advise searching for these threads, rather than invite a repeat of it here. (It'll happen anyway)

Look up Blumfield. It's sort of a suburbia.

If you are kinda new and want good neigbours in a fairly 'normal' environment that's a good place to start, I think.

Take a peek at Dreamland too.... most any of the residential sims are deed restricted and themed.


As Zaphod warned, private sims like this... you do not "own" the land. But, technically, that can also be said of Linden land. You buy it and pay tier to the sim owner, not Linden. Just as with Linden, if you fail to pay tier, you could lose your land. Unlike Linden, your account won't be locked out if you default on tier. Also unlike Linden, you have a support staff (in Dreamland's case, the Angels... the other land owners have their own versions) who will enforce the theme and deed restrictions of the sim so you are never bothered by prim litter. I won't go deeper into this because it has already been discussed to death in other threads.

Look up Hawai Kai . Lovely island with plenty of homes to rent. It was where I rented before deciding I wanted to build my own place.

Look under land sales but limit filter to estate land, or use the classifieds under property rentals or land rentals. Most of the rentals are on private islands and there are too many to shake a stick at.

What do you think the best "Urban" settings out there are? Something that most closely resembles a real city environment, with a mix of commerce and apartment living.

Sarah Nerd's commercial sim NineInchNerds has a nice urban feel. Not sure if you can rent an apartment there or not.

I am in the beginnings of planned pg rated roleplaying group for content creators,ect.
We are trying to develope a very serene park-like area with buildings and gardens for private, event and private research center its on mainland and while its hard to deal with other people's clutter we are doing are best.
We have vast texture liabary, workshop, prim warehouse and also space cube in sky.
Several unfinished areas to do.
We are always looking to share our prims for free to anyone who is well mannered, polite and creative who value friendship and can work well but we can't pay anyone right now.
Right now is land is invitational only but all who ask may come and visit it.
Look me up if you want invite.
P.S.
All building areas and communities have to begin somewhere.
We all create what you see with the resources we have at the time.

joel, i've lived in rental houses both on nunki kai (a/k/a sagittaria) .. a set of 9 or more sims in a "bedroom" community ... and on sea country (a/k/a hawaii kai) .. a set of 3 sims in the same vein. both were very nice. and since they are privately owned... none of this nightmare land stuff.

as for an "urban" sim... i've never seen one.

There is several city sims Silent Sparrow, Midnight city, and there is cheap apartment rentals also for 50l at EC&BBF Urban city.
In EC&BBF Urban city they even have homeless shelter, strange thing is its mcdonalds

it has always been a dream of mine, should i ever afford an island, to create a European village, town square, country home rentals, vendor areas in the square. Think it would be interesting to see if this could fly....would be fun to build it anyway.

There are ways to create villages,etc on smaller sims but it just takes lot more planning, good low prim buildings and clever texturing.
I have friend who has village called Faerie Village that is done on 40 usd tier with prefabs so you don't always need to know how to build just know where and what to buy well.
She is also very nice person too.

I dont know if this is really Urban, but theres a sim called Deviant (Dark City), and it has apartments you can rent. Its a themed sim, might be worth the check out
