How to trade land without breaking tier?

I might have an opportunity to trade some land for an equal share in a better location for me. The problem is that both of the parties involved are right at tier. If I buy the other land first, I will go up tier for a few minutes until the other party purchses the second parcel back, and vice-versa.
Does anyone know of a way to trade these parcels without either of us jumping tier?

I'm normaly very busy but I think I can spare a few minutes to help you guys out. OK, here's how we're going to do it, you both sell me your plots of land for $1L each and I'll sell them back to you for $1L. This is probably going to put be over my tier limit too, so it would be nice if you could make a little donation towards that before we do the deal. IM me in world and we can sort it out  Vale

WTF don't take this guy's offer unless you completely trust him. Stand by while I edit this post and tell you more details.
*Edit: Basically if you don't trust anyone then it's impossible. If you trust the other party you can do it like this.
* Create a group * Make you and the other seller both owners of the group * Deed your land to the group * He deeds his land to the group * Take out your tier from the group. * Buy his land off him * He does the same with your land.
Note that once both parcels are in the group there is a possibility that he can just steal your land (or you his).
If you both trust a third party you can do the absurd L$1 thing the previous poster was talking about.
Really though, it's impossible. I'd rather pay the extra USD8 or USD3 or whatever it is in order to avoid the risk of losing all the land.
** Edit edit, I see now that Vale's offer was a joke and I guess I never recovered from my humorectomy.

Land sales are final. If you sell her your land for L$1, then she owns it. Period. Should she wish to screw you and post it for sale you have absolutely NO recourse.
(Not saying that she would, but It COULD happen, and that is not a wise risk. ever.)

Seriously they're right, if you did allow someone you don't know and trust to buy land from you for $1L you'd never see it again. The only way I can think of getting around your problem is either asking a trusted third party to act as a middle man, or for one of you to take the teir hit. Vale

@ Elanthius - Your idea has some merit as it shows me another possibility, but you might be right about just "taking the hit" too - it would be a one time USD 15 cost for me, and that would be worth the security.

Thanks for the explanation of how to do a land transfer using group. I've been wondering how I could transfer land from my main to my alt without paying extra tier (ouch). Since I trust myself (more or less), this approach would work out really well.

Someone with available tier, like me, could donate some tier to the group that owns the land(s) you want to swap. The land never leaves your control so there is no way that I could steal it from you. Once I have donated tier, you could swap or whatever. When you are done, I remove my donation from the group. It's risk free on both sides, assuming that you have set the group's permissions correctly. I don't have time to walk you through the process, but would be happy to donate 1,000m or so to your group for about a day so that you can experiment. I happen to have have lots of spare tier available at the moment. I'll likely be in world at about 7pm SL time today..IM me if you are interested. -2fast

That sort of sounds like something your friendly neighborhood land broker should be able to help out with. They usually have a certain amount of spare tier and spare L$, and they pride themselves on providing the human touch.
At the time I'm writing this, the market price for land is about L$ 10.7 per square meter. Find a willing intermediary, and both of you can set your parcels for sale to that person at, say, L$ 10.0 per square meter. Then that person buys those parcels and sets each for sale to the opposite person at, say, L$ 10.5 per square meter.
Benefits: -- You still take a bit of a hit, but for a 2048 sq.m. parcel it would only be about US$ 3.70 (L$ 0.5 times 2048 @ L$ 275 /US$) instead of US $15. -- The intermediary makes a small profit for their trouble. -- Even in the worst-case scenario if the third party ripped you off and kept the land, you'd lose only about L$ 0.7 per square meter instead of L$ 10.7 per square meter.
This sort of "temporarily lending spare tier to facilitate land swapping" service sounds like something that land resellers could offer. Try contacting them to see if they're interested; if not, I could probably do this.
