Getting the BEST Land Deals

I'm looking to move up from my Dreamland parcel. I want a place where I can really spread out and use lots of prims. But some of the land I've seen is L$350,000! And that's not even very big.

Any tips on getting in early on new land? What are prices like early on in the game?

maybe have a look in the auctions, although the last time i looked they werent that much better.

Mainland is good if you want no restrictions, but it is also expensive. Private estates offer the most value, provided you can find one with a reputable owner and covenant that doesn't feel too restrictive.

Both, i think the regions are sold in USD and the smaller parcels in L$. Not completely sure that is correct though

Porky is correct, they auction both. There have been few parcels for auction in the last few days however.

The prices are higher than the average in world, but the parcels are typically of much higher quality (no spin ad farms etc.).

Another option is mainland rental. To get around the mainland problems of horrific neighbors, I've been making available land parcels on mainland sims, where the entire sim is governed by what I believe is a fairly sensible covenant. I believe the covenant is based on something Rockwell Ginsberg once posted, the 4 C's covenant: no casinos, no clubs, no camp-farms, no crap.

2048 on mainland for rent, you get total control. only 1000L a week

When you use the Land Sales search tool (found in world in Search), it's easy to get sucked in by the extremely low Lindens per square meter figures of zero and less than 1.0. If you don't know already, you can click on the top of each column and sort the figures the way you want them. It's a very valuable tool if you know how to use it. Back to my main point. Rest assured that if you find a land parcel at under 1.0 linden per square meter, there are additional fees required, usually called tier.

In my experience, land on the mainland is usually priced higher per square meter but you pay less money per month in tier. Land on private islands is usually priced lower per square meter but the monthly tier fees are higher.

You cannot escape tier, unless you have a generous friend who lets you use their land for free. Just like the real world, you may own a piece of land, but it can still be taken away from you if you don't pay your taxes. As was just stated, mainland has higher upfront costs but lower tier per m2. Many island owners, however, charge prices akin to mainland fees so you can get more land, with covenant, for roughly the same monthly cost and lower upfront cost.

There are plenty of estate owners willing to give you the space you need, I'm sure. You just have to find one with the covenant you like and do your homework to find them.

On all of Anshe's islands (from her webpage) she has over 500 islands and the land there is all FREE no purchase price no up front price, you only pay rental 'tier' that is equaivant to what the same amount of land would cost on mainland, but with no purchase price.


Why would anyone ever 'purchase' estate land it beyond me, you can't own it only rent it and most places there is no up front fee at all just rental fee.

so who would 'buy' estate land AND pay tier....makes no sense........

There are two benefits to "purchasing" estate land.

1) Sometimes these sims are nicer than some of the estates that ask for no additional fees up front. I purchased my estate because it was gorgeous and worth an extra up-front fee.

2) On some estates you can also resell the land when you leave for any price the market will bear. So you can not only recoup your up-front investment, sometimes you can actually sell it for more when you leave and make a few bucks.

Note: please check the covenant on the estate you are interested in to make sure they allow you to resell the land when you leave. Many don't allow this.
