How to go about renting out a house?

Hi Folks

I've been in SL for a couple of months now, I'm a keen builder as I do architectural 3D for a job in RL. I have bought a plot and am in the middle of building a house.....

Can anyone please give me advice in how to go about renting it out, or let me know the URL if this topic has been covered elsewhere? I haven't a clue...

How do I charge? How do I receive the rent $L? How do I work with permissions? etc etc

Create a group for your tenants and set your land to that group. (If you're confident in using the group tools, you can deed the land to the group, which gives renters some more flexibility - but I wouldn't recommend that unless you're absolutely sure you have all of the Role Abilities set properly, or you run the risk of someone selling the land from under you.)

Then, you just need to advertise your rental. Usually for a smaller rental business like you're describing, renters can just pay their rent L$ directly to your avatar, but you can purchase a scripted rental tracker if you want to.

When someone rents a spot, add them to the group as a member, and they will be able to build on the land. (If the land is deeded, they'll also get other abilities as you've set on the group Roles page. Often, however, ability to build is all that's needed.) You don't need to worry about permissions - they won't be able to modify the house you built (since you still own that) but their items they place will be theirs to use. Since you will still own the land, you'll retain the power to return their objects if they default on the rent.

Do make sure that they know they must be wearing their group tag when they build, or their items will have the wrong group set and be returned. If you decided not to deed the parcel then if the renter wants to have a TV or radio, or something else that uses streaming media, they will have to give it to you and have you place it in the house (streaming media is considered to be a property of the underlying land, so only things owned by the land owner can change it)
