Questions about selling land with a house

I have a few questions about selling land complete with a house and furnishings. The land I own is on a private island sim. I have it fully furnished and and wanted to know how I could go about selling it to someone?
This is the way I understand it to work so please tell me if I am right or way off base...

- Do all of the objects and the land need to be set to a group that I am the officer of?
- Does the person who wants to buy the land then get invited to my group and I make them an officer and somehow transfer the ownership that way?

If anyone knows how to go about this I would really appreciate some instructions on how I would do this, I would like to try to sell the land with the house and all if possible or at least see how it goes

ps: if this is the way for this to be done is there an easy way to assign all items on the island to a group or doe I have to build it all from scratch?

I have sold home with everything inside and I just put sell with objects inside. I didn't do anything about groups... I did it so long ago but I remember putting just that. I didn't even talk to those that bought it.

I know someone that sells homes with things inside, IM me in world and I will ask him, he sells asian homes with the land.

I looked at that but what about objects that are 'no transfer' items, they don't seem to be highlighted?

You can't sell the no transfer items, that is kinda what 'no transfer' means, see

The no-transfer items you will have to take back into your inventory. You can't sell them.

Check with your sim owner for how to sell your land. Most private sim owners will NOT let you simply sell your land to anyone who is willing to pay you for it. Some require approving the sale themselves, to ensure the new owner is aware of any covenants on the land, and some will require you to must sell it back to them. Most will, however, work with you so you do get a fair price for your land.

In general, most SL players seem to not want to purchase a parcel that already has a house on it. More often than not, a nicely landscaped parcel with a house on it gets wiped by the new owner, who has their own idea of what they want to build there. You will find it easier to take the home back into inventory, and just sell the empty lot.
