Happy Friday, all! I've read in a few threads about reputable people that rent land and was wondering if there were full names for Desmond and Rockwell? Sarah Nerd I was able to find easily, but I've been unable to find a Desmond or a Rockwell. I wish to rent for a while until I feel the time is right for me to purchase land, and with all of the negativity lately, I'm a bit nervous about doing anything since I am quite new. I would much rather rent from a decent landlord than to continue weeding through the search option in game. Also, I'm a little confused as to payment for rentals. Do I pay weekly rent as well as a monthly tier to said landlord? Thank you

Most of the time it's one rent payment (a part of which the landlord surely uses to pay her tier on the land).

It all depends on the landlord (they'll typically have a notecard explaining what they offer, payment methods, etc.)
Desmond's last name is Shang. He runs Caledon, which is a community of multiple sims.

Hi Medallion If you've time, perhaps you'd like to visit my 2 sims (search in the map for Fatimas Love or Fatimas Desire) - generally Victorian/Edwardian in theme. It's no Caledon, mind! (one day...one day.... lmao!) Rental rates, prim allowance etc are all in the Covenant tab; or I can send you a copy of that in SL if you'd like. Feel free to ask any of our "guests" what they think of us Inc

Ah - hi! Just noticed this thread! In my case at least I take only $L, there's no monthly tier fee to the Company required. I believe some others take Paypal too. Nobody should be charging Company tier in addition to rental fees. Caledon also has an up-front fee to get in - nonrefundable. Are we that good? Open question - but people keep at me to open more sims, and I'm solid full with a waiting list. I hate to say it, but much as I try it's not that easy for people to get in to Caledon right now. That's why you don't see my ads in the papers and whatnot, the waiting list gets to be too long. But I may get around to some rapid growth here in the next 30-45 days or so. I'd be irresponsible if I said forums is a good way to contact me - in fact, searching for sim residents here is a 'no no' so while I'm very happy to hear from you and flattered by the complement, I'd best refer you to someone else or I might be seen as acting dishonourably. I rent out at Cape Point and love it and the management!! If you're still looking, check out AsRux Estates @ cape point. Lottie is the one I have mostly been in contact with and she is wonderful and most helpful.

I will continue to shop around. I'm really looking for beachfront property rather than a themed sim since I already have the home of my fancy sitting in my inventory - and it's a lovely modern. Thank you all for responding.

You'll get an excellent service from the likes of Desmond Shang and Sarah Nerd. The beauty of renting is that if you're not happy you generally have no long term commitment.
If you're renting on a private island check the covenant carefully. You really shouldn't be being charged rent and tier, it's simple to combine the two into one price. I'd be suspicious of someone who advertised land for rent and then I discovered I had to pay tier on top of that.

There are a few places I found, when I started renting, that charge the 'group' a weekly amount to cover the various advertising costs (the 'group' is the one you join that allows you to place items on the rented parcel). The actual amount varied each week, although it was never more than about 7-8 L$ each time. I never understood, though, why those landlords didn't just increase everyone's rent by L$10 a week and be done with it.

passing on listing fee to the group is unethical on my list. Most do it I think because that is the default. If you are seeing L charges coming from the group and there is no specific mention of them, I would ask the group owner.

There was mention of the additional advertising fees in the FAQ Notecard -- couple of different places, but maybe run by the same person. I just didn't know it was Not really normal until I checked out lots of places. The charge could come as a surprise to someone who didn't carefully scrutinize the FAQ in those cases.
