Mainland woes...thinking of going private island route

My boyfriend and I are renting a lovely home on a beautiful mainland sim. However, just across the border on a neighboring sim there is a club that insists on running ridiculous amounts of heavy scripts and draws a full sim every night. I don't begrudge any club owner the right to do business and it sounds like all the partygoers are having fun...but we cannot even walk around our house due to all the resulting lag and general performance issues. And yes, we have muted all the SHOUTING objects as they come up but the channels change all the time so it doesn't always do the trick. It's not just the shouting - like I said, having 40 people moshing next door (even on another sim technically) is killing our time together at home due to the lag.

As a result, we are considering buying land on a private island that is specifically zoned as residental and has a covenant in place that helps prevent this kind of thing from happening. Also, preferably one that has some kind of standards in place for building so we can avoid ginormous teddy bears and flashing billboards for escorts :p

I am still new so I have heard that there are some land managers who do a really good job of creating these kind of residential-only sims. Any of you have an tips for how to find the right place for us? I am unsure of how to approach the issue of island sim living, starting with who to work with...

Thoughts greatly appreciated.

My wifey and I recently rented a parcel on a residential only island which I found using the forums. It was in Land Sales and Rentals, under classifeds and while we're still in the process of settling in, things so far have been going smoothly. Everyone tends to keep to themselves, there are no adjoining sims to piggyback resources, and the tenent/renter agreement is satisfactory for the moment.

I'd suggest checking the land sales and rentals forum here on the boards, as most SL users don't use the messageboards, let alone that one. You may be able to get the jump on a nice parcel of land.

Check out Wailele Isle and Nohona Isle. Strictly residential, no laggy clubs or businesses allowed. I'm the Estate Manager there, and the sims are owned by Dennis Bertone, who this far has been a great landlord. (I personally own 4000 M2 on Wailele Isle). Parcels from 512 M2 to 4096 M2 are ready for sale, with a home pre-built on each. The two sims have a tropical island theme, with stunning sunrises and sunsets, and beautiful views any direction that you look.

This sounds very interesting. Are we required to use the homes that are already on the plots? We would want flexibility there I should think. Also, what would the largest plot afford us in prim counts? I have felt restricted by prims where we currently are. I will be sure to check it out tonight when I get home :)

On Wailele and Nohona, you do not have to use the pre-built homes, no. We do require that any home built there follows the tropical island theme, and that you not make anything more than two stories above ground, so you don't destroy a neighbor's views.

A 4096 M2 lot gets you an allocation of roughly 936 prims. Most of the larger lots do have some landscaping plants, but they are almost all 1-prim per plant Linden Plants. Smaller lots usually only have one or two plants, while the big ones may have 20 or so. You're not required to keep the landscaping plants, but they are there to improve everyone's view. We'll also happily adjust a parcel's size. Most of the parcels have at least a little "public land" near them, and we can also sell you other plots in the sim to add to your prim count. For example, I purchased 2048M2 of underwater land, to add to my prim count on shore.

Also, I am the Builder who created most of the homes on those islands. So if you see one that is similar to what you want, I can remodel one for a very modest fee, or can provide textures so you can do your own remodeling. The homes are full-perms when you buy a parcel.
