Here is the scenario I am renting a large waterfront property on the mainland, no convenant. I want to use it as private resort, with 3 small villa's,club, pool etc.. well the land is group owned, I am a member of the group in order to change anything or build anything on the land. what I want to do is set up a few small beach booths that I can rent.
also have 2 of the villas for rent.

The question is can I do that if I don't own it? Can I rent space on land I'm renting?

thanks

Since you are renting the property, my suggestion is to ask the owner of the land (or in this case, the group 'owner' or an officer,) before going anything. That way there is definitely no mix-up. And if they have no problem with that, then I don't see a problem with that.

I don't see why not. But there are no features built into SL that will let you deed out land that you don't own. It would have to be a verbal agreement between you and the person wanting to rent your land.

"no pets!"

Let's hope somebody can show me wrong.

No covenant means that you can use it for residential or commercial purposes - no questions asked. I think if you start the club scene and casino and camping the neighbors would probably yell loud enough to get your landlord to kick you and add a covenant that forbade such things.

If a casino camping and club opens, I will leave myself lol, I want to keep it relaxing, I don't have neighbours, so good there, totally surrounded by water everywhere.

The landlord seems really resonable but very hard to get a hold of! lol
I'll get it all settled soon, I just hate putting all this time and money and hit a dead end.

thanks all this really helped.

hey we live and learn don't we, I'm planning to rent land out myself some time in the future.

I learned this off of someone. If you buy monthly land for $5 or $8 you could rent that out and use it for your business as well.

I don't know the answer but would anyone actually want to rent a small beach booth?

If you rened a Large piece of property in order to set up a Mall, or store, you would of course be able to Sublet the individual shops, But i think you would have to let the Property owner know your intent before doing so.
I would discuss your plan with the property owner, and see what, if any Limits he may wish to place upon your use of his property.
