ok so i have a full sl account in witch i pay $9.99 per month for if i was to buy a 512 plot would i pay eny land use fees this is what iv read but i just want to be sure
Premium accounts are granted a 512 m2 bonus lease before land use fees are applied. The chart below shows the fees for all land you hold or tier you donate beyond the 512 m2 bonus.
so does this mean il not pay eny fees????
eny help here would be great ty.

If you only own 512m, you would not pay anything above your premium subscription. If you own 1024m, you would pay $5 (1024 - 512).

I pay my money to Linden. I have been lucky to have land in very nice Sim on the mainland.
The risk of renting land (the other option) that the real owner drops on me is too big for me (by leaving SL.. or that for he/she whatever reason starts to dislike me). I heard some sad stories about that (and no, I don't say that everybody who rent land to others is like that).
My 2 Linden cents.
To clarify: If you buy land on the main land, you pay to Linden. If you rent land from a sim-owner then you pay to him/her.

To further clarify:
To buy land on a private sim, you don't even need to be a premium account. But private-sim land is not always so simple to understand; sometimes you can "buy" it (you pay up front in additional to monthly tier, but can also resell it when you leave), and sometimes you simply pay monthly tier or rent (though you may or may not still be charged something extra up front; the sim owner takes it back when you stop paying rent--you can't resell it).
As a premium resident, you can buy up to 512 on the mainland tier-free. If you set up on a private sim, you will still have to pay tier or rent.
Here's a little trick: set up an alt (a second account; get the basic kind for a one-time fee of $10) and create a group for your two avs. Groups get a 10% tier bonus, so your free 512m2 becomes a free 563m2. There are some decent 560m2 lots out there for sale. The extra 48m2 of land on a 560m2 lot adds up to extra 37 prims to build with.

Just something I don't think has been mentioned -
"Tier" for private island is NOT set by LL, but by the landlord. It can vary widely from the LL amounts that were quoted in above posts. Make sure you are very clear on what they charge, and know they can change it at a moment's notice.

If you plan to own more land keep in mind that the first 512 are tierless, that means if you want to up-ties for lets say $15 that is for 2048 sqm, you can own 2048 + 512 = 2560sqm That's true for any tier. So to optimize the max allowed land within a tier look for parcels of the right size  A lot of people wonders why on mainland parcels are cut like 4608sqm, someone might think they get it slightly bigger than the 4096 the tier allows so they get in the upper tier? No, cause adding the 512 free-tier to the 4096 you get the 4608 in the same tier  That's on mainland of course. And you pay tier fees to Linden Labs with the payment info in your profile. If you want to own land on a private estate, first be sure the estate owner is a trusted one, there are many! It's true that some sad stories can be told, but there are some very trustful estate owners that would make it worth to own land there instead of mainland. On private estates you dont' have to be a premium and you won't tier up to Linden Labs, you will have to read the conenant and talk to the owner/managers and mbetter with some tenants, you'll pay to the Estate owner in the way they state it in the covenant (might be L$, Paypal or other).

i dunno if you mean how can u be sure it is a 512aqm plot? Well get on the plot and open the land window (click on top of the window where the name of the sim and coordinates are, or right click on the ground -note: ground, not floor or other prim positioned on the ground- and pick about land from the pie menu) and on the firt tab, you can see (bottom left) the size of the parcel you are checking (be sure you are checking the plot u want to and not the neighbor). and don't worry when you buy it (MAINLAND) if the plot you are trying to buy requires a higher tier a window will promt you to agree to the automatic up-tiering. So if you dont get that alert, you are getting a free-tier land (up to 512sqm) or if you already own some land the addition of that plot will still be in the same tier you are already in.

What scams should I look out for? If you're buying on mainlad, just make sure you know what you're buying. It is very common for descriptions to be misleading or just plain untrue. Go look at the land yourself. Right-click the land, then select "About Land" from the pie menu that pops up; that will show the price you'll have to pay, the number of square meters, the number of prims the land entitles you to, whether objects on the land are included in the sale, etc. If objects are included, you may want to inspect them also: right-click an object, then select "Edit" from the pie menu that pops up. If there's a button that says "More>>" click it (otherwise you'll see a button that says "<<Less"  . You're potentially the next owner; down at the bottom of the "General" tab you'll see what rights you would have if you buy the land. Bring up the map and see if there are large numbers of bright green icons in the sim, indicating other avs. If you do find a cluster of more than a few, know that high traffic can increase lag. Press CTRL-Shift-1 to bring up the statistics window, and look under the Simulator section; you'll see there how many scripts are running in the sim, and other factors that can affect performance. Wander around and check out your neighbors. Look for junkyards, banlines, billboards, and other such things that have a negative impact on the quality of life in that sim. Look also for beautiful builds, water, or roadways that enhance the value of your prospective land parcel. Talk to a potential neighbor and see what they have to say. In the end, you're always taking a chance, no matter where you buy. That beautiful land next door could be sold tomorrow and a club built there. Your nice ocean view can be ruined next week by a billboard. You can't be blamed for any of that; the best you can do is not buy land when you could have--and therefore should have--known better.
