Mainland: coops/neighborhoods? or tier as payment?

My partner and I are finally going to get a little land, we were thinking just a 2048 to start. We've noticed that we can get it basically for free, if we and one alt each donate tier to a group (actually, for 8$/mo counting premium fees as tier).
But we really don't want to buy mainland because there is no zoning, and we want to live in a residential community. Are there any mainland sims that are effectively zoned residential because all owners agree (probably nonbinding, but still) to enforce something like a covenant?
Obviously we could always buy from an estate owner who enforces residential rules, but then the donating tier thing doesn't work ... unless some land barons have begun accepting donated tier as payment?

You have to go Premium with your alts to get the 512m tier. So that 2048 would cost you 9.95 a month tiems FOUR. =39.80 USD. Of course paying for a yearly Premium at 72.00 USD might be a savings (not doing the math there, but easy enough to figure). Do concider that Grouping your land (which you would have to do to co-op tier anyway) gives you a 110% land bonus to your tier level. Basic (free) alts can not help you with handling tier. ~Jessy

Look at private sims. Some of them have what you want. The downside is that you don't actually own the land and could potentially get booted by the sim owner at any time with pretty much no recourse. You actually own and can sell the land you have on the mainland. Sure there's no zoning but you could put a megaprim about the length and width of your property, make it grassy and put a house there at about 500m up! It all depends on what's more important to you...being able to sell your land when you want or having nice surroundings. Hope that helped!

Well, what we were planning to do was 4 premium paid yearly, which is 6$/mo each. Then SL basically returns 4$/mo to you as stipend (L$300/week, yes?). Which means the cost of the premiums is 2$/mo/avatar = 8$/mo. Sorry wasn't explicit before.

Squeeze, do you mean there are private sims that accept tier donations as payment? Of course we could always buy on any island, but then we never use the value of our premium tier.

That's right. You'd pay about the same amount in L$...essentially paying their tier for them...and have the whole "residential" thing but you wouldn't own any of it and if the sim owner is shady then you could lose your land and get nothing in return. At least on the mainland you can sell your land when you want even though there's the lag and eye pollution to deal with.

can`t donate tier on an island as island land doesn`t use tier as in mainland term but a fixed amount the owner payes LL per month, tier on an island is more like rent
only the asses will kick u out for no reason if u miss "tier" dates wich start from the moment u buy land and repeat on the same date each month

You can if the island owner also owns mainland...your tier donation decreases their costs there and they give/sell you island land to live on in exchange.

My advice if you are adamant on buying is to look for plot of land in an established and already developed area on the mainland if you want the flexibility.
Buying a new piece of land that has just come onto the market is very risky, as you will have no idea, if you do not have the experience what other land is available or who the next owners of the vacant land will be.
So it is well written that you should research first, until you find a piece you like, then visit at various intervals to see if you like the surroundings.

Ravenglass Rentals takes group tier donations as payment, I think, and also has covenanted private island land (I think). I'm sure there are others but in my limited experience that's the only one that springs to mind.
