Seeking Advice: Selling My Old Tier Island?

I am CONSIDERING selling my Old Tier, Class 4, Private Sim. This is NOT an ad, merely a request for ADVICE!

I don't want to let my handful of renters down, but the work in maintaining it is draining, and I don't want to hire a manager (it barely pays for itself anyway). I love the sim and the people are great, but it's not living up to the themed vision I had for it. My fault likely, or unrealistic expectations, but the end result is that its not and I know I don't have the skill to make do so. I know if I sell, I can't expect the buyer to keep to the vision I had set, but if I got the right buyer, it might work.

Moneywise, I think the Lindens from a sale could be used better elsewhere as well. So I'm torn. I'd pay my renters back, give them at least 2 weeks notice, and also a bonus for the trouble. However, it's been so long since a grandfather tier island was put on the block that I have no clue how much to offer it for. My realty business is Mainland only. Even when I only average L$1000 a day, I have lots of fun. I never understood why people liked gambling till I took up SL Mainland Real Estate. I also plan to open a new club. and am working with a group on a 3rd venture, but that at least is mostly off my shoulders. I have the easy, enjoyable job there.

I've given myself a deadline of 2 weeks from tonight to make my final decision. In short, I need advice. If anyone has ideas or suggestions on how to keep my island without feeling this constant emotional upheaval, or advice on selling, or any advice, please advise!

Put it up for auction on an auction site which permits the sale of virtual property.

List the auction within Search > Classifieds and include a link to the auction

The high bid will be what the most interested buyer considers to be a fair price for the real estate.
