Group Land ugh:(

I want to create private group for group experiments, roleplaying but in order to give certain people certain controls I need to do group land. I am intimidated by it yet frusterated by reading and not getting it. Can someone explain how to create my 1536 lot as group land, what to be careful of or avoid in doing in simple language even simple minded person like myself can figure out? Thank you in advance
