I am understanding that 512sq mtr came with my premium account in terms of land and then i have to now pay some maintenance fee to own this land and actually find somewhere to settle? Is that right?
If i choose not to do this - what options do i have with this 512 - it just goes to waste?

No land came with your premium account, you can just have 512 of land without having to pay extra tier fees. To get the 512, you have to actually find and buy it.
There was a first land incentive before where you could buy it for 512L, but that is no longer available.

No. What came with the Premium membership was the benefit of not having to pay the monthly maintenance fee on the first 512 M2 of land that you purchase on the mainland. You still must buy the land. Land on private island sims is not included in that exemption.

In order to own land on the mainland, you must have a premium account. When you upgrade to premium you get the right to own 512 sm. You still have to go out and find that land and purchase it. If you decide to own more than 512 sm, additional monthly fees apply called tier. These sims are "owned" by a third party, another resident of SL. Let's say I buy a Private Island. I can separate the island into parcels and "sell" them to residents. I am paying the tier for the Private Island, so I charge people a weekly or monthly fee to keep their land. When buying on a Private Island, you don't actually own it. The person who owns the island can kick you off at any time. A better way to think of it is leasing it. There is an upfront cost when you move in and then a monlthy payment on the lease. What is the advantage of buying from a Private Island? For one thing, you don't have to have a premium account. Since the owner of the island is paying the tier to LL instead of you, you can have a basic account and still lease land. Since you have gone premium, I would go to the land search tool, search for mainland 512 parcels and see if you find one that you like.
