Is there anywhere that someone may already have put together a list of realestate brokers that can be trusted. Read many a story about people investing in a plot of land just to get evicted. I would like to buy my own land, but it seems the only land you can "buy" is still really rental because you have to pay a "teir" fee. But even if I have no choice, I would like to know who can be realitivly trusted. Im basicly looking for something with 3K prim allotment with a buy in the 3-6KL range and if I have to do the teir system, something like 30$US a month.
Or can I pretty much forget finding something like that?

Sadly doing land off the LL tier system will not yeild you those results. There are four types of land ownership in SL: renting, private island, private island renting, and mainland ownership Mainland ownership is what LL calls thier Premium and tier payment accounts. Info about that can be seen here: http://secondlife.com/knowledgebase/article.php?id=055 Private islands are the next step up. Where you won an entire island you control 100%. Private Island rentals are usually where the person aboves rents out the island in chuncks and you pay thier tier and/or rent. Renting in general is on the main land where you are normally paying in L$ though some might require $$. Renting usually gives you better deals in terms of prims per meter and/or price to buy land cause they already have your money with you paying tier. The land is just the ends to the means (few rent for anche for the stripend). Also cause they make a profit without filling land full of 512 plots they can use some of those spare prims to make community areas, offer you more prims, etc. It sounds like for what you want you would want to rent from a PI or mainland renter but please by all means check your options.

Firt of all there are many ways of acquiring land, a private island is a good way to go becasue many islands do not make you buy the land, for example on my islands i charge 7400 Ls for a 4096 m2 plot of land per 4 wek period.
THe best thing to do is to explore these places and ask the residents around you, Leave IMs for them if they are not online, Get the opinions of the people ho are living there and I think you will havea good experience. Geo Varun is a good landlord from what I can see.

In order to get that many prims, you are going to need almost 1/4 of a sim.
I don't know anyone who can do that many prims for $30 a month tier, Linden Lab charges $75 per month for that on the mainland.
And that's just tier costs.
I also don't think anyone will sell 1/4 of their island for 3-6k Lindens, considering the inital investment of over $1000 US that they had to put into it to purchase the island in the first place.
That's just off the top of my head, perhaps there are island owners that are somehow able to do that but from a business standpoint it doesnt make sense for an island owner to rent out space for less than he/she has to pay in tier.

be very careful before you buy ppl are selling land in Void Sims with very low prims and lindens will not do anything but say "they shouldent be selling void sims but its ok" but they can and do... -LW

The ones that share 4 sims to a CPU and have half the processing and prim ability....HOW DID THEY EVEN GET IT TO START! ok now I really need that dynamite for that whale.

Thanks Short answer... you can pretty much forget finding something like that. As has already been mentioned, in order to get a 3k prim allowance you need to be looking for about 16,384sqm. If you bought it on the mainland your tier fee from LL would be $75 per month which is in addition to the $9.95 for a premiuim account. The actual cost of buying the land (using the average cost of L$9.62 per sqm quoted in the Economic Statistics on the LL site) would be L$157,614. If you bought from one of the Real Estate Brokers / Island Sim owners you would probably pay between L$65,536 - L$79,999 (figures from two owners whose stats I have to hand at the moment) and then pay THEM (no premium account necessary either) about US$80 per month. Sorry to be the bringer of bad news

Thanks Here's some of my 'trusted list': talk to Serra Anansi, Charlene Trudeau, Dirk Talamasca, Alliez Mysterio, Dana Bergstrom, and yes Anshe Chung or Prokofy Neva. I'm leaving out a lot of good people; those are just off the top of my head. Essentially all of them would have a lot more to lose than gain, if they ruined their rep over a mere 1/4 sim. As for the terms you outlined, yeah, forget it. No chance. Or if you actually found someone who would, watch out. Because your sim is about to go bankrupt out from under you. As for renting void sims: yeah, I somewhat agree the class 4 void sims aren't very good. Class 5 void sims though: 43 avatars and .99 time dilation reported, so far with mine. Not your dad's void sim, any more.

I rent mainland out at those sorts of prices although right now I don't have a 16k plot available. I do have an 8192sqm plot with 1875 prims that costs L$3360 per week at Thetidia (226, 18  . If you're serious I can probably buy just about any reasonably priced chunk of mainland and then rent it out to you. I charge L$210/512sqm so a quarter sim would be L$6720 per week. Not really $30 a month but about as close as you can get. I don't know if I count as reputable though, I have a few other renters I could put you in contact with if you want referrals. Since this post has devolved into blatant advertising I might as well say you can see all the plots I own right now that are available for rental at http://reveley.net/secondlife/rental/. My turnover is pretty rapid though so if you don't see something you want check the next day. Also don't wait around if you want to rent because the plots sell after about 24 hours on average.
