How do I swap land safely?

I have 512m of firstland, and have met someone that wants to swap for the same in another area.

How can we do this safely?.
I am worried about swoopers, if we sell to each other at low prices.
Also we don't know each other well, so is there a way of exchanging without relying on trust.

Each of you will need to set the land to sell ONLY to the other, or yes you will get those land swoopers who love to take advantage of mistakes. They can be there in less than a minute....I KNOW!!

And there will need to be some level of trust.....unless you each have a decent amount of $L's in your account and and set the land for sale for say 6K for each plot, that way you do get paid if the other grabs and walks.

I usually take people for their word and have rarely been disappointed. There are more decent people in the world than not.

I probably have missed something as I don't buy/sell land often.

There is no way of exchanging without relying on trust.

Also beware that if you sell at low prices, then one of you will have to buy first, so for a few seconds one of you will own 1024sqm which is enough to put you into the next tier and attract a higher subscription fee.

I believe the way to do this is as follows (note: I'm only reposting what others have said, so I'm not 100% sure about this, so I'd advise not doing it until other people here have confirmed that this works:)

1 - Create a group
2 - Deed your land to the group, with "owner makes contribution with deed"
3 - Have the other person do the same thing
4 - Go onto the Group's Land panel and remove your 512sqm contribution from the group (Warning comes up that the group doesn't have enough tier, but that's ok as long as it's sorted out in time, which it will be)
5 - Have the group sell the land you want to you for L$0 (make sure to use the "sell to named person" option so you can't get swooped)
6 - Have the other person do steps 4-5

As I say, please don't act on this until someone with more experience that me has checked it :) but I think that's right.

I believe only drawback is it costs 10L$ to create a group?

There is a short time of tier immunity :)

Find a trustworthy third party that has at least 1024 sqm to spare within their current tier, who could hold the land in escrow for both of you. If I'm not mistaken, Pelanor Eldrich might be able to do this sort of thing for you. I'm not sure what fees he charges.

That page is slightly inaccurate, in that it has not been updated for the 1.12 changes to group roles. The information about officers and members is correct if you use the stock roles, but it is possible to change them, both by granting the right to sell group land to additional roles and by removing that right from Officers. Owners are the only group members who are guaranteed to be able to sell group land, as they always and irrevocably have all rights.

To move Group land back to yourself, you will need to be a Group Officer. You will also need to have sufficient personal land allowance to hold the land - or be prepared to tier up. If your land allowance it tied up within the same Group that currently owns the land you can remove your donation from the Group and then sell the land to yourself. This works because Groups get a short grace period where they can have less tier than they need.
