A lady has rented and bought land from me. She's not logged in since July. I've extended her lease on both rental and non tier payment by a week and sent her messages.
What do you do when someone goes missing? I don't want to claim her land back as she paid L$35,000 for it but if she doesn't come back it means I will be short of tier payments.
The rental I can re-rent but again, she has paid me a lot of money.
Is there any sort of etiquette here?

If paying teir is part of the lease, she's defaulted. Evicting her is appropriate. Returning any of her L$ is entierly up to you. It might be a nice thing to do, but it also may be an empty thing to do if she's decided not to return to SL (or can't return).
Maybe hold it for 90 days and decide then if she's not returned.

maybe wait 30 days and evict and perhaps something went wrong in real life so if she returns give her another plot with some free rent. It is what I would do if she put money down like that seems to me she intended on staying at the same time maybe you need to rent the lot to pay tier so give it to someone else and if she doesn't show up for like 6 months I guess she is gone heeh.

This is what I would do --

Since the lease period is expired, evict her.
Sell her land. Deduct the extra tier payment you Lost out on. (prorated of course)
Then send her the remaining money.

SO say she owed me 5000L in teir.
Id sell the land for 35k
and then send her 30k back.
That way you are not proffiting off her not being on but you are also not being hurt by her not paying her tier.

When Rent is late I usually wait about a week and send several messages, hoping that they check offlines.
If not, i return the items after the one week notice and place the land for rent again.
I, myself would place the land back on the market, if its a private island and you sell the land intead of "rent" then charge tierr, then I would return the sale price at the current market value to the renter.
as a note: I always include tier in the rent, it make book keeping easier, plus its one payment and if it late then, the rental has been terminated...

Good to see you care about her offline wellbeing. If it's not really clipping much into your bottom line, I would say hang on to it for her if she has been good in the past. Things happen. Bridges come tumbling down, legs snap like twigs and veins pop in the most hard to reach places. But people recover and to come home to find the landlord has not sold they're TV and Patio furniture is almost as good as Pie. Now, if it's hurting you, aside from having waaay to much real life cash invested in this steaming pile of "Cutting edge(coughohsnapcough) software". Do what you have to do. You seem nice. Rare in a landlord.

Don't tell my renters  but I generally give quite a bit of slack if they haven't been in-world at all when the rent expires. And especially during holiday seasons and the summer (well, Northern Hemisphere summer anyway) when a lot of RL schedules are disrupted. If no response to an IM (in hopes email forwarding might be set), and no sign by 2nd week of September, it's probably time to cut losses.

i see your dilemma ciaran. on one hand, colettes plan makes perfect sense and is ethical and whatnot. but on the other hand it might still feel icky to do if this woman has something bad happening irl. my advice is to send her an IM expressing your concern, then explain 'the reality' of what needs to be done, then sign off with remorse and a desire to hear from her again.

personally i would return 75% of the purchase price - whatever teir they owe at the time you give up on them and nina's advice sending good will course if they come back be shure to cut them a deal

Im in this to break even (and seldom do) and have fun helping resident to have a nice place to spend their time in SL and a place to call home. thats my true joy here in SL I have been a little forgiving on late rent this last month, I know a lot of people are on vacation or moving back to school. Still, we have to eat and pay our tier too.. I suppose it does depend on the tenant, I recently gave one tenant a month free rent, She told me they were a little poor this month and couldnt afford the rent, she so nice and such a pleasure to rent to, I would have hated to see her loose here lovely build over a few dollars.

In that amount of time ANYBODY can gain five minutes access to a computer to let you know what is preventing them from getting back into SL. On the Subject of returning Lindens, I would return her money Minus a reasonable rental amount for the land, for a 90 day period Plus ten percent as default penalty, and Include a Note With the Payment Explaining your position. That is the biggest mistake people make when having to conclude situations like this, Doing so without word or explanation. To be fair, you could also deliver a note to her at the 60 day mark warning Her Politely she is in default, and giving her 30 days to make good, Or you will be Forced to reluctantly Forclose. Angel.

Is there any sort of etiquette here? Reclaim it. Do it, do it!! If she comes back, perhaps negotiate some sort of discount for her to re-purchase it at a cheaper rate. She has failed to keep up her end of the deal by not making her tier payment to you, so it is right and proper that she forfeit the land. Somebody also suggested reclaiming the land and returning the money she paid to buy it. I would say this is reasonable apart from one detail - the land is probably nolonger worth L$35000 as the price has dropped. Return to her what the land is actually worth now based on the going rate.
