Ok so i have now got 512sqm plot why am i gettin charged $5 for lan fees thought u could have up t0 512 and not pay fees? eny advice or help on this matter would be great thanks.

It's true that you don't have to pay any additional land fee ("tier";) until you own more than 512 sqm. However, if you happen to own more than 512 sqm during a month, even for less than an hour, you'll be charged the corresponding tier for that month only. Been there done that.

When I bought my First Land my friend bought hers right next to mine, and we deeded it to our group. Shortly after I had to do some maintenance on those two lands (which were joined into a 1024 one, and still are) so I Bought the land for myself and did my things. This caused me to own 1024 sqm for about 10 minutes no more because I deeded the land back when done. So I had to pay $5 one month later just because of these 10 minutes. Of course it was a one-time fee because I wasn't owning more than 512 sqm the month after.

I see ty for that but seems that i have never owned more than 512 at one time very strange.

You may need to drop down a tier on the website....I believe you have to do this manually as it wont automatically register you as now only having 512.

Maybe you'll find out by looking at your account page on this website, it tells you your "peak square meter usage". If you indeed never owned more than 512 sqm there could be another reason : maybe you raised your land tier manually.

Go to the Land Use Fees link on the right of your account page and scroll down, you should see a list of fees that you have to select yourself. By selecting a fee you actually allow yourself to hold so many square meters. Maybe it is set at the "US$5.00/month" line, which allows 1/128th of a region. If this is the case you will pay $5 per month until you check the "US$0/month" button.

Or is this that you "bought" it on a private island? In which case, you didn't actually buy it, you're renting.

Be sure you own 512 or less, 513sqm get you in the 1024 tier.
That is on mainland of course. Btw when you bought it you should have gotten a warning that you'd get into a higher tier by byuing land, and you had to agree to that.
Check and be sure you didn't contribute tier to any group, if you did that, the total land you you pay for is what you really own PLUS the sqm you contribute to groups.
Let's say you bought 512, but you donated even just 1sqm to some group, you'll pay for 513, that being above 512 makes you fit in a higher tier.

If it's on a private estate you probably subscribed to a paypal or other for a tier fee.
That is not to Linden Labs, but to the estate owner. 512 of free tier land is just on Mainland.
So on private estate you always have to pay a monthly fee (unless the estate owner is so generous that he'll pay that for you).
