Can someone tell me the pros and cons between purchasing 65000 m2 on the main land versus buying and island. Thinking of buying and wasn't sure if the difference was worth it. TY for all your assistance.

TY for all your assistance. Monmakr Allen Mainland = Tier is $195 a month. AFAIK, the land terraforming options are not as extensive as on an island. Prices for these sims are set at auction unless you can buy from a private seller. Island = Tier is $295 a month unless you have an old island, in which case it's $195. You have the most extensive land terraforming options. You also have security options. This is off the top of my head. The prices for these, brand new, are $1675 USD. You can also buy them from private sellers for various prices. _____________________

There are virtually NO benefits to mainland except foot traffic. For my business, that wasn't an issue. Buying and island was the best thing I ever did.
I also lucked out and bought one 2nd hand for under a grand, and got grandfathered in to the $195 rate but honestly, I'd pay full price and full tier and do it again tomorrow. _____________________

There are virtually NO benefits to mainland except foot traffic. No, there is one: If you buy a Mainland sim, you can divide it and sell parts off for profit or to lower your tier the following month. An Island cannot be divided and sold...you own the whole thing. However of course you can "sell" parcels of your island but it still belongs to you and you can boot people out even if they have bought there. _____________________
