buying pre-fab house to put on rental land?

Is this a bad idea? The house claims to require a minimum of 1/4 sim, how big is that? Is this something work renting, or should I buy? The house is...1290 Perfect Prims approx.

a quarter sim is 16k of land and consists of 3750 prims

Hope that helps you the home may fit on smaller sized parcels but whatever you do before you get the house, get its measurements, say 80 meters by 60 meters or whatever size it is and then go looking for the parcel of land, a quarter sim tier can be quite hard to find that suits your purposes at a reasonable cost.
Once you have the land, then get the house,

1/4 of a sim is about 16000m, and allows about 4000 prims. On mainland if you bought land and were paying LL tier would be $75 a month. The land itself, at current prices, could set you back a pretty large RL amount. You might want to rent, which may cost you a bit more, but would avoid a large upfront cost. You just have to decide if you like the house that much to pay that much, and if you like it enough to use up over a quarter of your prim allowance.

If you do decide to rent, and it's on an island (or even purchasing estate ie island land), check the covenant pretty carefully to make sure it allows for that kind of build. You might want to rent the land before buying the house, if that's what you decide to do, just to make sure you can use it.

Off the top of my head I think you would need a plot area of somewhere over 5,000 sq m to get this many prims onto it. If the pre-fab is unfurnished you will need a bigger area to deliver a higher prim allowance.

Got to this number by taking a 512 sq m plot giving you 117 prims therefore 4.4 prims/metre

That's a HUGE house! How can you afford to heat and cool it? And dont forget the Governor's property taxes. :)

A Quarter sim is more than 16,000 meters.

Seriously, if you're asking these questions, might first advice is 'Start with something that fits on 2000 meters...find a house you like. (if you want some ideas on High End homes (not the same as HUGE), IM me in-world. I'll recommend some Home Builders' Stores.) Go to the stores and walk around in the model homes.

After you know what sort of house you want, find a plot of land that you like. (note that even if the land is BIG enough, not all houses look right on all land. For example, a ski chalet won't look good on the beach. And a tiki hut on the side of a steep mountain looks odd.)

Rent the land (or buy it). Buy the house. INStall the house...see what you think. And THEN buy a 1/4 sim and a SL-Mansion :)
