I'm confuse !

For me, Island is a space with 65536 sqr

Based on information of http://secure-web5.secondlife.com/whatis/landpricing.php

the montly fee is 195 USD

But, there is a note that says:

Note: Island billing is separate from land use fees.

That send you to this page: http://secondlife.com/community/land-islands.php

That says 295 USD Monthly fee.

What is the differente ?

Mainland sims are 195/month. Private island sims are 295/month.

I'm sure someone better qualified can explain better but I think 195 is for mainland territory whereas 295 is for a private island.

The $195 is if you have 65536 of mainland land.

The $295 is if you want your own island that is not part of the mainland.

Several months ago, late last year, they increased the cost for monthly maintenance on any NEW private islands to $295 USD per month. Prior to that price hike, Mainland and private islands cost the same per month to maintain one sim's worth of land, $195 USD.

Now, if you purchase an existing private island from someone else, and if that island is "grandfathered" and currently still paying only $195 USD per month, it is possible that LL will hike that rate on you, and that you would have to pay $100 USD more for the exact same sim. They haven't come up with a firm plan on that however. It was originally going to have one cut-off date, and then they changed their minds. I honestly don't know now if a grandfathered sim would keep the better maintenance rate or not if you bought it.

Right ! May the information on URLS that I exposed..be incorrect or not updated ?

If I buy a brand new island from LL...A Mainland...This will coast 295 per month, right ?

May I right ?

Mainland still has the same $195 cost for a full sim.
It's only private islands that are $295.

Private island sims and mainland sims are different. If you buy mainland and sell off pieces, they are gone for ever. On private islands you can reclaim that land at a later date. You also don't get access to certain estate tools on mainland.
Mainland sims are just luck a great big chunk of regular mainland.

No. Mainland and Private Islands are not the same. What is considered "Mainland" is land that has sub-dividable tier - if someone buys part of the land from you you no longer own the entire sim and they pay their share directly to the Lindens. There is no covenant on Mainland sims, and there is far less control on the part of the owner.

Private Islands are much more controllable, when you "sell" land on a PI (unless you sell the whole island) you still have control of it and full responsibility to pay LL their $295/mo. The "buyer" pays you whatever you decide for tier and you pay LL. Private Island owners have much more terraforming ability and much more control over the overall environment - they can freeze the sun/moon for all who visit, so as to have, say a Night sim (or always sunset, etc.) at one time you could even remain invisible on the map if you wanted on a PI, but that has changed now.

The february cut-off date was about ownership changes and those were going to be billed at the new tier after the cut-off date when transferred.

The FAQ has always been clear that noone should expect private sim tier to stay grandfathered past the end of 2007.

From: someone
Q: I pay USD$195 per month for my island now; will I have to pay the higher monthly fees at some point?
A: Any islands charged at USD$195 now or on delivery, that continue to be owned by the same person will remain at that rate through 2007 at least.

Humm ! Probally is what I need to my academic project ! A Private Island.
So, consider this scenario, a common used business model...

Need to buy a island to slice in several parcels to sell it and apply a convenance tax and rules on the island and my prospects dont need to to be a premium user.

1) Is this possible only if I aquire a Private Island ? If Yes: How can I buy a private Island ? Is there any such way to promote a MainISland to a Private Island ?

Henry,
Go to the "Land Store" at www.secondlife.com to buy a private island.
"No", you can't 'promote' a mainland island to a private island.

http://secondlife.com/apps/mapapps/buy/

Be sure to read the FAQs and Help files there.
And ask on the forums if you have questions.

I'm not sure what you mean by "academic project." IF you mean that you plan on using your land for educational purposes (that is, teaching a class,) you should look into the educator's discount. If you qualify, there is a discount on the price of the sim AND on the month fees. I don't think the discount applies for researchers, but I could be wrong here too. One thing to remember, though, is that if you do qualify for the educator's discount, the land can't be used for anything other than educational purposes--it can't be rented out, for example.

If you think the discount might apply in your case, I'd suggest emailing your questions to the concierge team (concierge@lindenlab.com). You might also want to talk to Pathfinder Linden about your plans.

Have they changed the land store again?
Now getting this:
"This Space is Not Available
You cannot choose a space next to a space you do not own."

How would a first time island buyer get their hands on an island now if they must own an island to buy one?

Gotta love Linden logic :p

If I'm not mistaken, this a very much appreciated feature of buying islands. You can't buy an island RIGHTUPAGAINST another island. You must leave some "ocean" space between your island and anyone else's island.

On the other hand, if you're an island owner, you can buy several sim parcels next to each and create a much larger contiguous space (like Caledon, for instance).
