basically I think you answered your own question hehe

make yourself a covenant
list the property as "for sale" like all the other renters at say the first months rent
open up a paypal account and possibly accept lindens as well
you can set up those rental boxes for lindens if you like even if its the entire sim they can stick their lindens in that slot
go to some of the estate listed rental lands and see what they do as a way to learn that's about it hehe

Well what do you want to do?

Do you want to build up a residential community with the houses intact or do you just want to rent out plots?

Here is what I do and it may be of use to you...

-For my residential communities with the houses in place I:
:::deed the land to a group which i will have my residents join
:::make sure all objects on SIM are set to this group, turn auto return on
:::subdivide land around each house and name the plots accordingly
:::set up rental boxes infront of the home so that the home can be rented and occupied
:::construct a notecard with your rules and rental information
::: put up classified ad to a main lobby location on the sim which holds LMs, map, and availability information.

-For my SIM in which I rent out just bare plots:
::::Leave the land undeeded (As I will be subdividing and deeded the land to the group of the renters choice)
::::Subdivide the land. I pay a tier fee of 195 a month, so these prices reflect it. If you pay 295 a month, you need to alter these prices greatly.
This is my price list in accordance to the 'standard' plot dividing sizes

- 1/128 Region 512 m2 US$5 (approx. $1,300L) 117prims
- 1/64 Region 1,024 m2 US$8 (approx. $2,000L ) 234prims
- 1/32 Region 2,048 m2 US$15 (approx. $4,000L ) 468prims
- 1/16 Region 4,096 m2 US$25 (approx. $7,000L ) 937prims
- 1/8 Region 8,192 m2 US$40 (approx. $12,000L) 1,875prims
-1/4 Region 16,384 m2 US$75 (approx. $20,000L) 3,750prims

::::Name the plots "Commercial(or residential?) land for rent. IM Jesseaitui Petion for more information"
::::Construct a notecard with your rental rules and regulation
::::Put up classified and/or land listing for the plots
::::Payment, we accept paypal or lindens and for empty plots they must pay for a whole month (Whereas our community is pay by the week). Personally id prefer getting lindens, that way it is in your account and when tier comes it just gets taken from there, but up to you.
