Hi,
I own three private island sims, Sukka Mire, Swey and Hoini, and I made them all part of the same Estate, the Fair-Isles Estate, so I could appoint an Estate Manager to take care of them.
But by making them part of the same estate I have come across an unexpected disadvantage. Each sim supports a rental business, residential SkyHomes. Security for my tenants is a key concern, so on becoming a tenant they join the relative sim Residents group, where they have the ability to add or delete friends to that group. Access to the sim is then restricted to the Residents group. Initially the sim is open to public access, in order that potential tenants can come in and view available properties, but when a sim has had all its homes rented, the sim is then closed to public access, and only those in the Residents group can access it. So far so good.
The problem occured when we started to rent out properties in the 2nd sim. In order to make that accessible to viewers the sim was made open to the public, as before, but (and this is where the problem lies) opening to public access is an ESTATE tool, not a sim tool. So opening for public access opens all the sims in the estate!
We tried to get around this by starting another group with access rights, a Visitors group, and by telling potential tenants in our Classified ads to join this group before coming to view properties. Following that, our normal flow of potential tenants dried up to almost nil. Nobody seemed to want to have to join a group in order to view real estate. This requirement was then dropped, and views picked up again at the same level as before.
Does anyone have any other suggestions as to how we can close a sim, except to tenants and their guests, while keeping another sim open in the same Estate?

Sad to say I don't think you can - I'd suggest contacting concierge services and having your estate split into three. Good luck with it.

Are there other pros and cons to having multiple sims in one estate, vs multiple sims each as its own estate? I'm very new to the private island stuff and I've found the documentation to be inadequate in some areas, such as clearly defining the differences between estates and sims/islands/regions, along with what functions are at the sim/island level and what are estate-wide.

I have one big estate, which means that anyone having Estate Manager access has it in every single sim. Pro or con? Depends what you are doing. Also, things like telehubs are 'by estate' - so if you want to have a telehub in one area, but P2P teleporting in another, you'll need different estates for that. Sun controls, all that stuff that is designed to act upon more than one sim is by estate, not region. (Region = sim). Lastly, if you have two estates next to each other, there are still access issues. Say in the above example (original post) you want to keep people out of sim A, among a joined cluster of A, B, and C. Well, if you allow visitor access to B, people can still go to B and fly to A even if they are different estates. So you'll need different estates AND a group with a whitelist ban to keep random visitors out of sim A.
