I am looking for comments from renters and landlords who have used the "turnkey" rental boxes. I'm under the impression that the landlords use a vendor system that encompasses a rental area. The renter comes by and pays money into this system and they become the temporary owner.

What has been your experience with this? Did it work out well? Were you happy? What short comings did you not anticipate?

Epic Novel version: I cannot speak for myself, becuase I've only bought one of the systems. I never set it up or used it, however, someone in game gave me some very useful info and I'd like to get her name to you. The object you are speaking about is Commonly used in Malls, and commercial centres. It is a Prim of varying size up to the Maximum 10X10X10 meters. When Paid a specified amount of Lindens the box shrinks to Miniscule size. When Rent is due it expands again Filling the shop preventing anyone from Purchasing items within the shop. The reason Malls use it is they have a large Number of shops to Administrate, and the Prims DO collect the rent more or less automaticly. It's Very Common, and there are a Number of "Makes and Models" out there for sale. I own One i Purchased for experimental purposes, and so far it functions exactly as promised. In using it for any application other than Mall Stalls, The problem is, it is a single Prim, and has a maximum Volume (Listed above) that cannot be exceeded. I have Never seen Multiples of these blocks linked together by script so paying one shrinks all, But it Might be Possible. I suggest speaking to a few enterprising scripters for that feature. As far as i can see it, that would be the Only way to Cover areas Larger than the single Prim Volume.

Hi everyone, I'd also be interested if feedback on the best rental boxes. I've been looking at various vendors, some take commissions, and some claim they don't but when you rez the box to modify a pop-up comes up saying the box wants to take L$ from me....not thrilled about the money I spent on that one!

Can someone reccomend a reliable rent-box please? Thanks x

the apez autolease system on slexchange is the best hands down. It works like every other rental system, but its also web based - i.e. you can track your rentals via a webpage, and your renters can renew on the webpage also.... its a very good system

It's definitely possible and should not be even difficult. If you happen to need a modification like that, give me a moddable version of the one-prim version in-world and I'll see if it really is as trivial as I think it is ;). (The version so that I can check I really have understood the functions right.)

I am currently developing a Rental system that consists initialy in a single piece but if you need to cover more than 10 meters, it rezzes and links one or more pieces to cover greater areas.
It also allows (if the owner wants) a Census system to track visitors that the renters can use.
It allows web tracking for the owner and the renter.
It allows also to create a directory for big malls and use a Central Object that allows mall visitors to quickly search for products in the mall and even being teleported to the store.
The first release will be ready on January 1, but the Beta version is being tested by some people already and is working perfectly.

I think this thread can help me to add more functional features so, on topic, what thinks you ever wanted in a Rental System?

Nothing to worry about there, thats how the script processes refunds and such, it has to get your permission, you just click yes to accept. Most scripts that process transactions require that authorization.

Thank you for the comments and the discussion. I recently purchased a Hippo-tech rental system and it came as a very complete package. I havent used it but there were many notecards that educated me. I also visited some sites to see what the systems looked like in action.

Checho, I think my final concern over these systems is the prim count. The Hippo system allows you to convey to the rent the prim count but nothing stops the renter from going over their prim count. I understand that this is where the management part of being a landlord comes in and I'm not complaining.. I'm just answering your question about what I else I would like to see; that being a way to restrict the prim count.

Of course being able to see who has what number of ojbects on the About Land tab is my answer is the obvious solution and perhaps the rental systems should not have prim restrictions. I mean really, the renters are going to be paying me to keep everything the way we agreed that it should be so personal attention will definately be needed.

Ok, looks like I reversed myself a little, but it is a thought that I have in my head.

That does not necessarily mean that the box pays commission.

Debit permission allows the rental box permission to gove change in the case of over-payment, or refund money when someone pays into a rental box that is already leased by someone else.

Without debit permission, you'd have to mange refunds manually and in-world making management a headache. The best way to find out if a rental box charges commission is to rez the box, set the rent to something like L$10, pay it, then check your transaction history. You should see L$10 going out and coming back. If it pays a commission, you'll see a transaction that pays some small amount to someone else.

If you are worried about the box cleaning out your account, give most/all your L$ to an alt or trusted friend before you grant the box debit permission.
