Question about Protect land

In my neighborhood wanderings I stumpled upon protected linden land supposively is going to be future road.
Does this land actually eventually become that or it will be sold to next auction to highest bidder?
Is land worth buying and if so why near protected land?
I am curious to hear what more experience players say about this,
Learning and would appreciate the feedback about this puzzling topic to me.

I believe they have periods where they go around and actually lay roads, when they get chance. If a parcel is owned by Gov Linden and says it's protected, then it's intended to stay that way. If it says it's Maintenance, then it will probably go up for auction at some point.

Protected land is land owned by the lindens that generally will never be sold (I say generally as people occasionally report rare cases where it was, but that’s very very rare)

However if an entire sim is named "protected land", then it probably isn’t really and hasn’t been correctly named yet. So make sure some land on the sim isn’t named that before you can believe its really protected land

Also you should always check the land is owned by the lindens and isn’t just some land that somebody named "protected" when it isn’t really.

Its nice to own land adjacent to protected land as it means you wont be touching your neighbours land. Its also good for shops as people walk down roads.
I own a nice piece of land with protected land on 2 sides. It makes my land seem so much bigger as I'm not squashed in by neighbours.

Land adjacent to real protected land is more valuable than land that isn’t.

Generally, "protected" land is land that is reserved by LL as right-of-way (e.g. road on land or channel on water). It is typically, but not always, owned by Linden Maintenance. It will not be sold, though it may be paved. Other land that is owned by LL, and sometimes by Linden Maintenance, is land that has been taken over after having been abandoned, or new land (including what appears to be ocean) that is intended to be sold sometimes relatively soon. If you are on the edge of a sim and the LL-owned land is the whole next sim, assume land will be created there and that land sold.

Land next to LL-owned roads or channels is more desireable than land that is not for a couple of reasons. First, it may have higher "drive-by" traffic. Even though people can teleport just about everywhere these days (ideally), some people still like to fly along roads or drive vehicles along them or sail boats down channels; businesses (and advertising) along these thoroughfares may attract extra attention. Second, nobody will build anything on that land--it's almost as if you own it and are leaving it undeveloped for aesthetic reasons. I once had a lovely parcel with over 100 meters of road in front (two roads came together there); I didn't have to worry someone was going to build a club there or a monumental penis. This is particularly valuable when purchasing beachfront property; "to protect the view you have to own the view." There is nothing more annoying than to buy a nice beachfront parcel, only to have someone build a monolithic structure right in front of your view.

Although more valuable, you don't necessarily have to pay a premium for such land. It often costs no more than other land in the same sim that is not next to a road.

Thanks I was curious about that.
I saw some reasonable priced lots in that area. Still waiting to sell 1024 to either buy it or buy more for my research base.
I was looking at lots on what was called Protected Land but it also had Maintance on it.
So I was wonder it said something about future road being put there.
I didn't know we could change how the property is listed i.e "Class 5 Server, Protected Land"
I noticed like 2 lots I got someone had changed to "Next to Local Hang out spot"
which is more spams the owner,etc spot. LOL
And I didn't change it. Its new sim nobody that I know of hangs out much anywhere.
I know you can change the photo, part of the name of lost but didn't know you could change the discription too.
How do I do this?

To change the name and description of land you own, right-click the land, then select "About Land" from the pie-menu. Then, on the first tab of the About Land window, simply replace the current name and description. (It may take a while before the servers reflect your updated name and description.)

Protected land on the first two continents seems to be laid out with roads, etc. On the southern continent it's nothing but strips of ugly ploughed field type land, and will probably stay that way. It is one less banline up in your face if you have land by protected land, though. And given that everyone these days seems to be so inconsiderate and antisocial as to ban everyone in the face, that can only be a good thing.
