Sample pricing for store rentals and cottages- need input

If you are renting out vendor space for small shops (approx 10m x 10m, sometimes with a small upstairs loft for living or additional shop space), what is a reasonable amount of prims to include? What is a reasonable weekly rental rate in Lindens? What about the option to rent in advance for 1-8 weeks at a time?

What about a small residential cottage? Again, roughly 10x10. Single story. What is a reasonable number of prims? What is a reasonable weekly rental rate in Lindens? What about the option to rent in advance for 1-8 weeks at a time?

These properties are on a themed estate sim.

I would appreciate any feedback you can provide.

I have not seen any combined merchant space/apartment rental sites. Suppose you could, but most malls want to get as many individual merchants into the space as possible.

The mall spaces that I rent right now, to put my own stores in, go for L$50 a week or L$100 per week. The L$50 sites allow 30 prims each. The L$100 site is a better visibility position, on the ground floor instead of on the 5th floor or way in the back, but that higher-priced area only allows 25 prims. There are other mall sites, including better positioning in the same malls that I rent cheap spaces in, where you would pay L$200 per week for 30 to 50 prims use.

There are several ways to look at it.

I've heard some people who say that they charge L$2/sqm/week for basic land rentals.

If you JUST want to recover your tier, you can work it back. Suppose you're at the 16384 tier level; you pay $72/month, which at today's conversion rate is just under L$20,000/month. That comes out to about L$1.2/sqm/month. So, presumably, you could charge as little as $0.3/sqm/month rent and make your tier back. I don't think I've *EVER* seen rent for less than $0.5/sqm/month, however, and even that is quite cheap.

For shops, it tends to be more, and the "per prim" matters more than the "per sqm." Part of the reason shops cost more is that they tend to be in malls or shopping villages, where you get additional value form having additional shops nearby that will hopefully bring "walk-in" business. I trolled around a little bit, and saw that stalls with 20-30 prims can go for anywhere from L$50-150 per week, if memory serves.

One think you can do is just hop through the world and look at malls, look at land for rent, and see what other people are charging. Particularly look at the ones that seem to be doing a good job of keeping stuff rented out.

No matter what you do, DO NOT PUT IN CAMPING CHAIRS TO INCREASE TRAFFIC. Even if it works, it's still evil.
