Any "easy" way to undeed land?

Background:
Two persons are in a group. Land is currently deeded to the group. Land was originally only owned by person A. Both person A and person B are currently listed as Owners under Roles.

Wanting to:
1) Return land to where person A has sole ownership once more.
2) Avoid getting "double-charged" tier (Would this occur if a person bought thier own land?). Example; If person A is already paying tier on group land, will person A be charged a ful month of tier the moment they purchase the land if buying the land is the method used to return to proper ownership?
3) Avoid any possible "land swooping". Can a person in a group set the land to be sold only to themselves?

Would appreciate step-by-step proceedures if possible. Not only to help in this situation, but I have been making ahelp card to hand out for land buying/selling and would like to add this bit of information.

I did look up Help under F1. It only mentions selling off group land, not undeeding it. A bit to grey an area for my tastes when the money values are involved.

I've had to do this before:
  1. set the land to sale to yourself, for any price (including L$0. It's not possible to swoop if you set a person to sell to).
  2. take your tier out of the group. This does not instantly revert the land to Gov. Linden.
  3. Buy the land.
That's it. You're done.

But, if I may ask, why not just have the other person leave the group? You can add someone else to the group (like your alt) and get the 10% group bonus that way.
