Covenants for rental plots - advice needed

Hello all:

I am trying to write down the covenant for the sim I am working on that will be parceled for rent.

I've found some covenant samples that already gave me some pointers as to what to get into one.

Can anyone provide some good advice or share some existing samples to use as a basis for mine?

Just hop over to Bagat and pull one out of one of my rental boxes. The ones I work are simple, unser friendly and seem to work.

Maybe you'll find 'em useful as as example.

What I did when I was looking for examples was this: Do a search under land for rent, private estates. Look for the kind of land you plan on renting out yourself. Then just TP to as many of them as you like and have a look at their covenants. You can get a feel for what people are doing and go from there. I've seen some that were one or two paragraphs, relatively easy-going, and some that looked like they were written by lawyers, for lawyers :-)

If you want to have a look at mine, drop by Waikiti and pull up the 'about land', covenant tab. I've tried to find a balance to keep mine friendly, clear, and comprehensive, without being too long, boring, or 'legaleze'. You can copy the text and paste it into a notecard or into notepad or whatever, and peruse at your leisure.

Anyone who wants to can borrow chunks of mine; it's a bit different though.

Good in some ways (avatar rights) but strict in others (no refunds for any reason, no matter what).

I'd advise looking for a situation you wish to, or can, emulate and seeing what they do. My covenant wouldn't work for a sim with a blingtard club in it, for instance...
