I currently own mainland lots in three sims, but have decided to consolidate all of my mainland holdings into a single sim. Whereas in the past when I wanted to get rid of land I simply listed at way-below-market prices, this time I'm not in a huge hurry- so I'd like to sort of do it right. I don't have any weirdly shaped plots anymore (like abutting roads or protected land), but most of the lots are bigger than 1024sq.m. and can be broken down if necessary. So I guess there are 2 questions here: - Assuming pricing is equivalent based on $L per square meter, what tends to sell best? 512sq. m. lots? 1024sq. m. lots? Bigger?
- Can a large, nicely-shaped lot command a higher price $L/sq.m.-wise than a bunch of separate 512s?
Thanks!

When it comes down to it, 90% of the buying of land happens with the lowest priced 20 plots on th market. 512's can be afforded by more people than of course any other plot, plus too premium members have room for a 512 with no tier fee.. the larger plots you make the less people there are to buy that plot so the answer would be 512's but overiding that answer is the per meter price with is what is searched for and bought.

Wildfire, Glad you are not in a rush this time. 512s do sell faster, but you run the risk of a spam farmer coming in and cutting them up and devaluing the land you still have to sell. That is why 1024s are better...spam farmers usually go for 512s. However, if priced right, you can certainly go bigger. Sarah Nerd, for example, likes to sell 4096s at very competitive prices. Pricing is important! The more time you have, the higher you should price them. Some brokers like to shoot for a price per meter that lands their listing on the middle of the first page in search. I am not buying land this month personally, but please IM me if you need any further help or advice with this!

Hmm, some very good points. I certainly want to be a good ex-neighbor and not invite spammers into my old home. I imagine they typically go for the lowest-listed price as well.

I never split parcels. I encourage you to do the same.

I tend to stick to a mix of 1024s and 4096s - I find that splitting bigger parcels into 512s means it only takes one newbie to make the entire area look awful.
The 4096s are just because when I start dividing up whole sims, it can get quite tedious splitting the whole thing into 1024s. You can always split them further if they aren't selling.

4096 or 4608 on the basis that $25 tier is affordable re tier and makes use of tier level to best effect, and the amount of land is large enough to be worthwhile without overwelming the average social user.
