Ok I am that gal who loves to play and dance and shop, but cant build shit! Well I can build a box. I have been lucky enough to have my current condo's rent paid for by a few very generous clients of mine, and the sucker came furnished. So, I dont know the first things about buying my own land, and maintaining, where to get the radio and all that.
Can you just give me some pointers? I want a small 1 bedroom rach style home with few doors. My main purpose of having the land is so that I will have a place to keep my pets, so I also need a fence and stable. I will most likely buy a home custom.

You have to search classifieds for land, or fly around the grid in hopes of finding an ideal spot for sale. If you don't know how to build, and you want custom work done--you have to hire a builder. A builder can not only build your ranch, but also the animals, props, fences, etc. Stay away from land surrounded by high traffic, or ad explosions. Check out your neighbors before you purchase. Are they cool? Are they ad tycoons? Unless you are dead-set on having a ranch with animals...I suggest you rent a quaint office space first...see how things fly.  Good luck. PS. are you a premium member? That allows you to own mainland. Basic account means you have to lease from a sim owner, who ultimately owns the plot all the way through your residency on their island/estate. On mainland, expect to pay around L$10 or so per sqm. The first 512 is tier free (tier is the LL maintenance charge) but after that there is a rising scale of monthly charge LL will take from you (don't go into default or you lose the land!) If you form a group with an alt, you can buy an extra 10% land at the top of the tier range and not have it go into the next charge bracket. You can alternatively lease land from a private sim owner, but make sure you understand the terms & conditions applying (aka the covenant) and talk to others leasing space in the sim to see what the owners are like. The 10% group addition doesn't apply on private sims. There is a risk that you may find yourself at the mercy of someone unscrupulous who will take your money and then evict you for little or no reason, so make sre you have a good idea what the owner's track record is like. One critical factor is the kind of pets you have - if they are 'physical' and run around a lot, like say, five scripted doggies, that can put a *lot* of load on a sim. Without getting into the ethics of it all, if you are likely to load down a sim with heavily scripted, physical pets 24/7, a private estate owner would probably get their hackles raised rather quickly. Try it at 'home' briefly if you can, and see if the sim lags noticeably.

Hi Jez: I have some residential as well as commercial land for sale commercial land is mainland, the rest are private estates, so no premium account needed. All depends on what you are looking for. The commercial one I have is double prims, so that means you have a lot more stuff you can put on your land and a lot of room to build stuff and play. I do know that I will not have every animal in my zoo roaming around all the time. I do know they can cause lag. I will just have UGA (my bully), and Black Jack my horse with me for the most part. I dont believe that I want to lease, I would rather buy outright--Jez dont like the man's rules. I am not sure how much space I will need, that I am trying to figure out, And my budget, maybe 60 bucks a month (give or take a 20 spot). I think that seems all than reasonable.

before you buy anything, spend an hour reading through forum posts about land. then go read the land bits of the main site, esp the page on tier charges. I may IM you Khilah and see what you've got. You don't need a premium account because you're not paying tier directly to LL when you rent land on an island. You pay a third party who is responsible for tier payments on the whole sim. "Private Estates", "islands", or "private sims" usually have a set of rules called a covenant that you must agree to. However, its not a contract, and the island owner can kick you off the island with no compensation for any reason or no reason at all. LL will not interfere in a dispute like this so you'd be screwed. You do not "own" land on an island even though the owners of these places will use terminology to suggest that. You rent--even if you click on the land and select "buy" and pay money upfront. Many islands are very beautiful and have reputable owners who care about their tenants. If the price is right and the upfront costs are low it can be a nice way to experience SL and I've thought about it myself. If you do the island thing you should get recommendations from people who already live on them. If the owner defaults on the tier payment--everyone on the island loses their land. This is relatively uncommon though. I prefer mainland since by paying LL tier directly I don't rely on anyone else to make the payment. No one can impose rules upon me over what LL imposes and a petty dispute will not result in me losing my land. I do have to worry about ugly crap getting built next to me(not so on most islands) but so far its been ok and its SL after all. Whenever I see a giant rotating donut in midair I know I'm in SL and not a suburb of Dallas. LOL.

A private estate is basically 1 or more sims "owned" by a named avatar (I exclude corporate world here - don't know the answer), who is responsible to LL for the maintenance charge on that/those sims. Many are kept fully private and the owner pays the maintenance from their own funds; others are effectively sub-let in whole or part to other avatars either through renting or "leasing" with the lessee/renter effectively paying the maintenance charge in the form of rent or "tier". The on-going maintenance transaction is then between the two avatars, rather than an avatar and LL, which is what would happen on the mainland - and where LL require you to be a premium member before you can pay "tier". And you can always IM me lol! Inc
