Ok, I notice that some areas are called commercial and some residential, but this designation does not seem to be in the "about land' slice. Is there in fact zoning? I get no relevant articles from the knowledge base.

Hi Michael, These don't sound like strict Linden-enforced definitions. On private islands, the Estate Owner may choose to have a zoning code. It's up to them, customizable, and defined in About Land > Covenant tab. On the mainland, *very few* Linden regions are zoned -- Brown and Boardman being a couple. But generally, no, there's no Linden zoning. I'll move this to Resident Answers for further discussion, I'm sure some with experiences in this area would be happy to share.

We should have zoning on the mainland. I'm tired of seeing a house, casino, castle, mall, wooden hut, and a twenty story building all within walking distance.

Torley basically answered this one. I've never even been to a place that wasn't privately owned that was zoned. I'd never even thought about it until I saw those places...so unless you are buying in a privately owned place, I wouldn't worry about it much.

On Linden-owned Mainland sims, Brown and Boardman are 'residential', the first and only Linden experiment with zoning. Boardman in particular was suposed to be all First Land plots, and was pre-built as a suburban sim, complete with streets and pre-built homes.
Jessie and Rausch are two sims that are 'zoned' as damage-enabled, free-fire combat zones.
Other than that, zoning exists only on private sims.
For example, on Wailele Isle and Nohona Isle, which I manage, both sims are residential, and have a tropical island theme. No businesses, like casinos and dance clubs, are allowed. The exterior of all homes have to fit the 'tropical islands' theme, and can be no more than 2 floors above ground level. Sky-builds can be no lower than 600 meters. No weapons fire is allowed. Residents and guests are required to tolerate and respect the rights of others (no getting on someone case for being Gorean, or Furry, or Human, or gay, or whatever). And we watch for scripts and other issues that cause trouble for other residents, and keep them in check.
In short, our two islands are great places to have a peaceful home, without fear that you'll wake up in the morning and find your beautiful sunrise view is now blocked by a black, 100 meter tall Gothic vampire disco filled with camping chairs, or 200 pink flamingo statues that all shout slogans in open chat, or a field of flaming toilet plungers. Or that your next door neighbor will shoot you if you fly over his parcel.
Zoned sims obviously are not for everyone. If you want to build a Gothic cathedral, it doesn't fit on a "tropical island" themed sim. If you want to build a dance club, you couldn't build one in a residential sim. On the other hand, there are a lot of sims with a furry theme, or a Gorean theme, or other themes, where you can live near people with similar tastes.
