So, you've gone and got a private island. What are the correct steps to renting it out? I can't find any clear guides to this.
Dividing the land is obvious, Hippotech is useful, but what about groups? Do you create a separate group for all the residents, or ask residents to create their own group and deed the land to them?

I deed land directly over to the residents, or to their groups. So long as they don't check 'owner makes contribution' on the 'about land' tab, they aren't double-billed for mainland tier.

A good place to start is with your covenant. I was going to post a link to the info, but it's hard to do that now that the Knowledge Base is hidden within the support portal. So I'll just cut and paste it here. (It might look a little markup-ish while BBCode is still turned off.) From: someone Estate (Private Island) Covenants Covenants come into play if you decide you wish to sell land on your estate (private island). It isn't mandatory to set a covenant to enable land sales, but it's suggested if you want to set up zoning or other rule sets on your estate. You can sell land on your estate without a covenant, but we don't recommend it. Covenants are viewable at all times for the parcel owner in the Covenant tab of the About Land window or the Region/Estate window. Setting the Covenant To set or change the covenant, simply drop a new note card into the Covenant box in the Covenant tab of the Region Estate window. A prompt will ask you if you are certain. If you are, go ahead and confirm it, and the covenant will be reset. (As of the August 23, 2006 release, there was a small bug in the reset button that meant you could only reset your own covenants and not those made by other managers or the owner. You could, however, still change the covenant by dropping a note card into the field) Estate managers can set parcels for sale and they can reset the covenant. Land parcels can be reclaimed at any time by the estate owner. Deselecting the land sales box does reset parcels already set for sale. Covenants and Reselling Land To allow reselling, you must have a covenant. If you want to let the next parcel owner sell their parcel, select the Enable Land Resell checkbox in the Region tab of the Region/Estate window. Unless you enable this step, parcels will only sell to the first person (a particular resident or anyone) that purchases it -- this means that if they want to abandon the land after they've bought it, they must release/abandon it. If you want people to be able to sell the land on once they've purchased it, or to be able to deed it to groups after they've purchased it, you should select Enable Land Resell. Whenever there's a covenant present on an estate, you must agree to it to purchase a parcel, whether the functionality to resell land is enabled or not. Covenants and Communication Covenants are intended to easily communicate to prospective buyers the terms and conditions of owning property on your estate, whether it be a single estate or several. We recommend that you not change the terms of a covenant without informing your residents, as unpleasantness may result. Communications you may want to have via covenant with your residents include:
- Payment information - Zoning or theming of area - Best ways to communicate with you as the estate owner
Estate owners and managers are still the final arbiters of the estate. Land owners on your estate may not request rollbacks or other technical support (restarts etc), but should contact you for those needs. This allows you to retain control of the estate and management yourself.
