Several Doubts about land ownership !!! Heeelp !!!!

Hello, all !

I'm planning to buy my 1st parcel of land.

1) First Question: Where is the differences bw buy from LindenLabs or buy from someone that' s owned a island ?

I know that LindenLabs requires Premium Account.Wanna get more things about.Details.

2) If I get a land from LindenLabs should I pay a monthy fee of convenance plus a tax on http://secure-web11.secondlife.com/whatis/landpricing.php ? or no convenance ?

3) If I aquire a land parcel of someone that's owned de island.Can I put the parcel for rent ? And if I get from LindenLabs ? I Can ?

4) What's the "Class 5" Server means ? Is it the maixum class ? Class canbe sorted as 1,2,3,4,5 ? With kind of concept is this ?

5) I saw some lands to sale.There is a field data named "Trafic".What it means ? With number is good and with number is no good ?

6) Can I play streaming content such as Web-Radio on my parcel ? If yes: Is my content spread to the others parcels pissing my neighboors ?

7) What exactlly causes a region a need for restarting ?

8) Assuming that I get a land with 2048sqr and this is my 1st land.My fee will be something bw 8 usd and 15 usd, right ? And my purchase ? I will get a rebate of 1/4 cuz I won 512sqr when I upgraded my account.Does it correct ?

9) With kind of risks may I'm running if I bought a land from someone that's owned the land ? Can the guy increase in 300% the convenance tax if him wish ? Can the guy take my land whatever him want ?

10) What is convenance tax ? Is there any kind of goodness ?

11) If I get my land from lindenlabs and give up to pay the monthly fee or/and pay the premium account fee I will loose my land ? Can I be refunded ? And if I buy from someone that's owned the land ?

12) If I got a parcel of 4096sql and wanna put it for rent.How can I put this on land sales result search ? Have any coasts ?

13) If I got a parcel for commercial purposes.How can I do for my "store" appear on search results ? Does it have any coasts ? I saw several "stores" that's appear on several search results how.How It's possible ?

Wow, I would suggest you read the FAQ first..it will answer a lot of these questions for you and then you can ask for clarification here.

Tho from what I've found the posters here are very generous and might want to save you the time you would take to investigate for yourself.

Most of these questions have been answered in this forum as well. Do a search of the forum for each question and you will learn a lot. I know I have.

If you have this many questions about land, you should NOT be buying any just yet.

That's not a snarky reply, just a piece of advice. You need to learn a lot more about the basics before risking your money, unless you have $$ to burn and don't care if you lose them.

While you do your requisite reading of facts and the knowledge base, rent. Find a nice island or mainland rental and enjoy your stay.

My, that is a LOT of questions. I seriously recommend that you spend some time reading through these forums. Most of your questions have been discussed in depth here.

Still, I'll hit some of the high points for you:

1: There's two types of land - Mainland and private islands.

Mainland is owned by Linden Labs. To own mainland, you must be a Premium member and have your dues paid, must pay the up-front costs for the land (whatever the current tenant is asking for it), and must pay a monthly "Tier" fee based on how much your peak land holdings are on the mainland each month. You do not pay tier on 512 M2 of the mainland that you own, so in calculating tier levels, you subtract 512 from your total. If it's zero or less, you pay mo tier that month. Premium dues are paid in advance, while Tier is billed 'in arrears', at the end of each month, dating from your anniversary date for becoming Premium. You can do pretty much whatever you want on mainland, and can sell it at will for whatever someone else is willing to pay for it. But so can your neighbors. No zoning means that literally ANYTHING can crop up next to you, at any time. The Lindens do virtually no enforcement of Player behavior on the mainland, aside from responding to flagrant violations of the Terms of Service or the Community Standards.

Private Islands are owned by another Player. They pay well over a thousand real US dollars to acquire each sim, and they pay Linden Lab the $195 USD or $295 USD each month in tier to maintain the full sim. When you buy private island property, you are essentially sub-leasing from that Player. Private islands usually attach conditions to what you can and can not do on the land there, called a Covenant. This often imposes zoning regulations such as the sim being residential only, or no casinos allowed, or no child-related avatars or activities of any kind... The sim owning Player has ultimate authority on their sim, and if you violate their rules, you can have your land confiscated. Ultimately, this usually results in a better living environment, with far less griefing and property speculation. The down side is that a sim owner could sell the sim or default on their tier payments or in some other way flake out, and you could lose the land and what you have on it. Butr remember, they have invested a LOT of real money to own that sim, and pay a LOT of real money every month to maintain it well and fairly. If they abuse their power, they will soon find no one will buy their parcels, and they won't last long.

No.

The tier you have about right, though I haven't looked it up. Assuming you have mainland property, subtract 512 from the total M2 that you own, and look up the monthly tier for that amount of land.

Your purchase price gets no rebate. You are not allocated any FREE land, period.

To the original poster, the best answer I can give you is this: Do not buy land in any form at this time!

Severe doubts are a good thing. They will prevent you from losing money until you get a better feel of things.

Talk to any friends you have that might have land; it will take a while but over the course of a few weeks you'll sort of get the sense of things by talking to them.

There is no rush to buy land whatsoever.

Yeah, I've somo difficults to search the things that I need.Too many information spreaded in several topics, several foruns, knowledge base.Sometimes I got the same question in another thread with conflitant answers :(

For now, I will look at the faq.I hope the level of my details i covered.

Meanwhile...I like to read what real citizens like they, guys...have to say.Cuz they are citizens and experienced citizen stuffs..not LindenLabs answers.

For example: I can feel based on the answers on this thread that the best for residencial purposes is private islands.The convenance establish rules to preserve the life quality of place and it can be very nice ! If U got a parcel from a Mainland there is no rules.Just pay the monthly tax and nothilng else more.

Correct, mainland is fair game for anything, while most private islands do zone. Private Islands are what we call 'renting,' as too are some mainland sims, so you don't actually have the land in your name. Be very careful in checking the land search on whether or not the land for sale charges a monthly fee, because that means it is a rental. (This isn't covered in the FAQ, so write it down ;) )

If you buy from Linden Labs, you will buy on the mainland and pay a monthly fee to Linden Labs. Your land will be standard in every way. There is no zoning so you may have neighbours who can place anything they wish directly next to the land border.

If you buy on an island, you will almost certainly still have to pay a monthly fee, except it will be to the island owner (because the island owner has to pay a monthly fee to Linden Labs for the island, and they need to make it back somehow). The island owner may offer bonuses such as better terraforming or extra prims. The island owner can claim the land back at any time so make sure you trust them. Most island owners will zone their islands, but check before buying.

You pay the "tier fee" each month, plus a Premium membership fee that can be paid monthly, quaterly, or yearly. There is no "covenant fee" - that may be a term that an island owner would use, though.

If from Linden Labs, yes. If from an island owner you will need to ask the island owner.

This is a measure of how advanced the server at Linden Labs that runs the region is. Class 5 is the highest and fastest, Class 4 is slightly slower. There should be no class 1-3 regions left any more.

"Traffic" is a measure of how many people visit that area. This can be a measure for how many people are in that area which may be relevant if you are thinking of putting up a mall or something similar.

Yes, and no.

Usually technical problems with the server, excessive lag, or certain abnormal script behaviour.

No. Your premium account gives you 512sqm. If you own a total of 2048sqm, you are using 1536 extra sqm. The fee of US$8 is for "up to 1024 extra sqm" and you are not in that category, so you pay US$15 for "up to 2048 extra sqm". There is no refund for not using all the available land. That's why they're called tier fees - they go up in tiers. :)

Yes and yes. You must ensure you trust any island owner you deal with.

Yes you will lose the land and get no refund. An island owner will usually have the same terms.

You cannot put rental land on the Land Sales result search unless you are an island owner and even then you aren't really supposed to.

It's an option on the About Land dialog and costs a few L$ every week. If you are a Premium user your Premium Stipend will cancel out this cost and more. If you want to appear several times you can cut your store into several different land parcels and put each of them into Search, although the cost will increase as appropriate.
