Help about land..

Hallo everyone!I have been in sl for just a few months so far..I have managed to set a shop but since I am just a basic member,renting seems a nightmare to me..So, I am thinking of buying a land to set my store up,I am interested both on the size of the area and the number of the prims..and just wondering what is the difference between uploading to a premium account and buying the area from an individual..I mean what is better for me to do?My simple mind would think that buying a land from an individual I wouldnt have any extra fees..but would that be totally safe?I mean, would all the property of that area pass to me to use in my own way?There are things I am not well aware of..so that is why your help would be so appreciated!
My second question has to do with the land itself..what exactly do I have to take care of?
I am thinking about lag/rez and so on,but I would be so gratefull if someone wrote down simple notes for me on a few lines..In addition what about a fair price..does always the size of the area deals with the number of the prims,and if so what is a normal size and price for about 300 prims?

P.S. If you know any affordable areas for sale between 300-500 prims,please let me know!

It is not totally safe to "buy" estate land because the owner has the right to boot you at any time for any reason, but there are a ton of reputable estate owners who you could trust 100%.

Since I am in a lazy mood, I suggest you go in-world and IM Sarah Nerd. She has a notecards that gives the difference between estate and mainland and another with the basic facts you need for buying land. And if you rent on one of her estates, you will be in good hands.

there are some very nice 'cheap' mainland parcels available, and more to come, you will then pay the normal tier to lindens, and have full 'say' over your land.

1024sqm mainland always has 234 prims, so if you would go for the 2048sqm premium tier, you would receive 464 prims for it, and pay roughly L$4000 ($15), since you went premium you will receive 1200L$ pocket money (all monthly)

you can get very nice parcels round 12.5 and sometimes even lower, i have seen great ocean-lots for 15, just use the search 'land sales' and start your search at: 24000 for 2048sqm, always take a good look around for neighbour land-prices and possible add-farms.

Thank you very much for the info!Still wondering though,why buying a mainland would be better for me than buying an estate from a reputable owner just as Lord mentioned above!I mean that buying an estate seems more affordable to me right now because of the monthly fee of about 2800L$(4000-1200) for a 2048sqm mainland not to mention the cost for being a premium member..

*After you buy on island, you will pay tier to the island owner aswell, always read the convenant found in 'about-land', for costs & specific rulings.

There's nothing technically different about islands that would make them more laggy than the mainland - it's just down to content and popularity, as with all other sims.

Well,I am really thankfull about every reply and every note mentioned above!BUT noone have answered every question of my first post.That is why I am back to ask what I want.
So..just imagine your self desiring to own a shop,club and whatever could that be and you need an area of about 2048sqm (464 prims), so WHAT WOULD YOU DO??

-Would that be better for you to buy an estate from a reputable owner (as Lord mentioned above) or uploading to a premium account in order to buy a mainland having the extra monthly fees?
-What steps would you follow to find a fair priced land (according to the way of searching..WHERE?)
-What would you be interested about you land?About laging..neighbours..whateverer (please write it down,as well as the way to keep informed about)

P.S. I am sure owners of land for every kind of business could easily help me!

Or just write down your thoughts!That could also be helpful for me that I dont know much about the land ownership (either estate or mainland)

Upgrading to Premium also gets you a small stipend and access to the Premium support channels, so there is some bonus to that. Beyond that, it would depend on what sort of parcels were available on the mainland with regard to location and neighbours. A shop and a club are very different here - for a shop, location and business considerations are more important because if those are in order, you'll eventually recoup your tier fee.

I AM ACTUALLY INTERESTED FOR A SHOP BUSINESS AND JUST DONT WANT TO HAVE THAT RENT COST PER WEEK,SO I AM WONDERING..HAVE I TO BUY AN ESTATE FROM A RESIDENT OR A MAINLAND FOR A SALE BUSINESS??

As a premium account you get a stipend of L$300/week - the equivalent of just over US$4.50 a month, which offsets the cost of your premium account slightly. Also, the new ticketed support system that LL are introducing will mean that you will get better technical support from the Lindens if you're using a Premium account.

You just have to use the Land Sales tab in search and then visit the parcels and fly around. Sorry, but nobody said it was easy :)

You will not be able to get land without paying some kind of regular cost. All land in Second Life has a monthly fee that must be paid by *somebody*. The only way to get land without a monthly fee is for somebody else to pay the monthly fee for you - it is possible you will find someone who is prepared to do that, but it is unlikely given that you are going to run a shop and try to make money.

If you are interested in getting a shop then paying a slightly higher price for a parcel with good commercial properties could well be worth it. If you get L$400/week extra sales because you are in a good location, then it doesn't matter that you're paying an extra L$1000/month rent (because overall you're getting L$600/month more).

First of all thank you so much!!
I have looked arround to find a comercial place but its very hard..I know that maby I have to search more about..but some people told me that there are very popular and comercial places that you have to be a premium member to find them..
So,according to that,do you have any good proposals of popular and comercial parcels?
A few urls would be really very very appreciated and could work well for me!
