Is there any way of 'soundproofing a room or building so that chat or voice doesn't leak outside - even within the 20m range please?

yes, for voice the best option is to turn it off on your land. For chat you can write a script that listens to your voice on a certain channel and broadcasts it again to avatars within a certain sensor range, e.g. 5 meters.

Meni - you wouldn't happen to have such a script about you would you - scripting is not my strongest point

Just use IM it is easier. You can do group IM's if you want to talk to more the one person. And private voice is suppose to be working now also.
