Land pricing going the wrong way?

In most real world purchases, the more you buy, the cheaper it becomes. So why is the reverse applying in SL land holdings?

Looking at 1024 sq m plots, they're around L$4500 - L$5000 (4.0 - 4.5 L/m2) depending on the area.

But buy a 4096 sq m plot, they seem to start from L$19700 (4.8 L/m2) and head way upwards.

I can see a bundle of places where I could buy adjacent 1024 sq m plots to get a 4096 sq m plot, at a lot less cost than one larger plot - just from the Land Sales page.

Go up to a 16000 sq m plot, and you're looking at L$7.8/m2.

Are some of these merely plots that have been on sale for a long time and the owner hasn't changed the price to reflect the market... or is something just really stupid about land prices?

I suspect it has a lot to do with location.

More evidence SL doesn't mirror the RW.

People wanting to make as much money as they can, without any regard for common sense or helping their fellow kind.... sounds very much like capitalism and the real world to me *shrug*

The prices are most likely based on supply and demand. More people want the smaller plots so there is going to more people selling them.

They are probably working on the assumption that they would have to hold the land longer because few want that big of a piece, so they price is inflated to reflect that. What they may not see is that it could very well be shooting themselves in the foot because many who would like that much land refuse to buy it at that sort of mark up.

Much like in the real world, what you're seeing here is "list prices", which don't always make logical sense. You should make an offer if you're interested in a plot and don't want to pay list price. Does ANYONE actually pay the asking price on real estate IRL? So many do here though.

Here's a pretty good explanation.
