I am a new designer to this world (also design for there.com - gasp! I know) and recently purchased up a very pretty waterfront lot so close to a telehub I could spit on it. The overall area is commercial and there is huge group of lots directly next to me that are owned by governor linden. The sim fps fluctuates between 200 - 300 - that I've seen so far. Two questions....
1) Is that land owned by Governor Linden protected and will never be sold?
2) Should I be concerned with the sim fps? I read that it should be over 500 but can't seem to find any land with fps over 500 except in residential areas.
Any help / advice would be greatly appreciated. I'm not opposed to selling it and starting over and if you know of the perfect place to drop a store, I'd take any ideas on that as well.
The land is at Nuba 131, 200 if anyone wanted to take a look and see exactly what I'm dealing with or to check out my work.

Some governor linden land is protected. Generally, this type of land is labeled "protected land". In particular, if the land has a road on it, or looks like it is supposed to have a road on it (i.e., its a strip of land that goes clear across a sim), AND its labeled "protected land", then chances are that it will never be sold. Probably it will get a road some day.
Sim FPS depends on what is built and/or scripted on nearby land (i.e., all the land in the same sim), which can change tomorrow. So yes, watch out for really low FPS, but high FPS is not likely to last anyway, and low FPS might be temporary while somebody is up to something, so this isn't reliable at all.
The importance of SIM FPS also depends on what you are doing. If you are building a house, it doesn't matter much (as long as it isn't completely in the toilet), but if you are going to run a lot of scripts, then you might look for a sim where you are the only one doing that.

I read that it should be over 500 but can't seem to find any land with fps over 500 except in residential areas. 200-300 isn't so bad in a commercial sim that isn't zoned. the number you really want to check is the time dilation, if it flucates alot below 100, then you're going to be in a lag sim. however, if you're really close to a telehub, that's usually very good real estate (high traffic) and that's good for business.

Buster yeah... i should be a little clearer... if it's protected land. and yes, as long as it's not mislabelled, it will not sell.

lol without logging in, i can say nuba, is a mall sim, anshe owns 99% of it i believe and there are a TON of running scripts- you are in a good spot for a shop, just make sure to set your land in find places correctly, and dont worry about all that sim FPS and other jaz, for a shop.

Yes, I agree with Trifen that area does have loads of scripts.
The "500" idea is just an informal idea mainly real estate agents use, it is not a scientific study.
You could have 500 scripts runnign and still skate around if the scripts aren't the really laggy kind. It's a worrisome sign but if you yourself aren't lagging, and don't feel draggy and choppy as you attempt to move around, don't worry about it.
Telehub land is always going to go for more, so don't let it go for under say 9-10/meter.
