Selling first land?

I wanted to sell my first land, but I'm not sure how much i should sell it for. I looked at the land sale tabs and the lowest seem to be about 1500 and the highest being 3600. What should I sell it at so I can make a profit to get land somewhere else, but not too high so that no one will buy it?

Well anything above the 512L$ you paid would be a profit. As far as a fair market value, it is usually around 2000L$ depending on the location. I would suggest setting it to the higher end of the scale and then drop it down slowly until it sells.

Never. Ever. Never Ever. Then the landbuzzards swoop in, buy it and mark it for resale for 3000+ Linden.

So the smart thing to do would be to price it around 3000 Linden.

But then you fly around and see what is for sale in your area, and you price accordingly. If there's some land that isn't as nice as yours going for 3500, then you sell either at the same price or higher.

2000L? Please. You're just feeding the rich.

Heh, I guess I should have qualified that first statement with 'quickly', but yes you would help the land barons (on mainlands). But sometimes taking that 2000 +/- L$ is worth it. If you are new and you take that 2000L$ add the 1000L$ plus the intial 250L$ bonus and your first weekly stipend of 400L$ that adds up to 3650L$ which is plenty to buy a nice piece of property if you time it right.

And for the record I am not a Land Barron, I just followed my above advice and decided to rent a nice home instead of having to deal with the hassle of land ownership at this time.

Contact your immediate neighbors to see if they want to buy it.

If not, then contact others in the sim to see if they want to buy to increase their prim count.

Be nice to current sim dwellers :)

3650L will get you someone else's First land resold. I resold my first land for 5000 L. Bought the 2nd piece for 3800L. 1200 L profit.

If you're going to sell, sell smart. That's the point. If the market will bear it, someone will buy it. Of course, it seems not many people are purchasing land these days. :P

Advice on First Land

Landlocked land, land where you are completely surrounded by other properties sells for less than land on the edge.

Land on PG sims sells for less than land on Mature sims.

Land facing Linden owned "Maintenance" land or unused grid portions (currently, for there are no guarantees that at some point after you buy the Lindens won't extend the land with new sims in any direction), sells for more than land that doesn't.

Land on water sells for more than land without water.

Flat land sells for more than land against a mountain.

Green land sells for more than snowy land.

Land in residential arenas sell for more than land that is near clubs, casinos or other highly scripted environments.

Last of all, when you're on First Land and you've already decided to buy there, contact your immediate neighbor and sell to them at a price that suits your needs and theirs. 512 is rarely all someone wants to own, so when they can stay put and expand to 1024, or etc, then they're glad to do it. Just see above suggestions as you negotiate.

There are some really great astute business people out there in the land business. There are also some people out there who are quick to act and make a buck or a Linden in this case, and offer newcomers to SL quick deals.

Take a little bit of time to do research before you sell to anyone. Ask around about the specific land company. Everyone deserves a fair shake in every business, in my opinion, including the land companies. Some are simply fairer than others.

It is an opinion thing, but a little homework might end up proving the difference between 500 or 1000 L in sales.

Can I just go off topic a little?

I've heard a lot on this first land and yet don't know anything about it yet.

I'm guessing from this thread when you first signup to premium and have the 512sq included, LL will sell you your first package of land for L$512 and it's 512sq?

I bought my first land yesterday and put it on the market immediately. I've priced it at 3599. There is a lot of land adjacent for sale in 1024 pieces and they were up for 7500ish. Straight after I put mine up they reduced the price to 6180! I think the two things were unrelated, unless I've lowered the tone of the neighbourhood or something ;) Anyway I'm leaving it on for 3599 for now. How long should I wait before lowering if it doesn't sell?

I have my little peice of first land listed for 10,000 L Not that I want to sell it, but if someone is desperate for it... LOL

Yes, I did wonder about all the land being for sale around me. I'm hoping someone who buys the bigger piece next to mine might want mine too. The reason I bought it was because it's flat, near a road and none of the other available land was. You're pretty limited buying first land. I'll see how it goes, probably drop the price after the weekend if there's no interest.

Well my firstland is very close to linden sea. I've aquired the land behind me to make it a 1024sq but I want the one infront of me too, then I'd have it right on the sea, 1536sq and easier to rent out.

Thank you for all the info and suggestions!

I've discovered the power of sky houses in order to get away from home secirity things that cause lag. I don't hink I'm going to sell it now, but I still appreciate the tips for when I sell in the future.
