Planned Subdivisions - Would you rent in one?

Hey everyone,

(Considering this is the land forum, and not a rental only list, felt this would be the best place for this question.)

The question is fairly simple, would you rent a home, fully set up, fully landscaped, in a planned development? I am asking this due to the fact I had at one time planned a community with intentions of renting homes. Due to a sudden business merger, I had to abandon those plans. Times have changed yet again, and I am at the point where I once again can proceed with this project.

Here's what I'm thinking:

The land in question currently resides on a private island sim, 21,000sq.m to be exact.
I would develop this land to include infrastructure such as roads, sidewalks, docks, luxury homes, and landscaping. The homes I would be renting would range from 2 to 5 bedrooms each, consist of highly detailed interior and exteriors, and come with prim limits as high as 1,000. Each property would be different in style, color, and layout, not a normal off the shelf Dominion prefab.

As far as rent, I would charge USD or equivalent to that in L$ monthly (An exact number I haven't decided yet). The entire development would be connected to my current road system, and have water access. Residences could also shop and club in the nearby sims of Chaotica and LeCadre.

My questions to you: Would you be interested in a high end planned community?

I think this is a good idea.. But you would need to somehow keep control over the properties. The purpose of a planned community it to provide the residents with a a neighborhood that know is going to be both peaceful and beautiful. I see a lot of complaints about neighbors and griefers so you will need to be able to maintain the appearance of your sim (i.e. be able to take down any Bush signs that crop up.)

You would probabaly need a statement of what the purpose, ideal, and standards of this community would be.

But, if I were able to afford it, I would definately like to rent a place as you describe. If I had a house in SL, it would be for privacy mostly. Something like this would save me the headache of putting together a house and furnishing it, while also insuring that I wouldn't have to deal with a "Bush Guy" or other nonsense that seems to happen on some sims. That is good value in my book.

In general I think it's a good idea. Would I rent in what your describing, no?

Why? Because what I'm looking for would be more along the lines of ~17th century pirate community with builds along the lines of what you might see in Sid Meir's Pirates! game, or from from the Pirates of the Caribbean movies.

Additionally I'd want to see infrastructure in place for events and activities that tied into the community -- which for me would be an event organizer, with access to plenty of water for sailing and pirate events.


But that's me, other people may very well be looking for other niches -- perhaps some people want an average suburbia, with clubbing & shopping as the only available activities. Others I'm certain would be interested in a space age setting w/ space (sci-fi) themed activites -- perhaps a community modelled as if it was on the moon with a gray and crater filled terrain / landscape.

I could see renting as a way to contribute to a themed sim that I spent time in. But that would be like Symphony tickets or a fundraiser dinner. Not because I want to live in a planned residential community.

I'm sort of at a loss to understand the whole "house" thing in SL. My house is a place I do some building & scripting, but it only looks like a house because I found this really nifty Linden reproduction of Frank Lloyd Wright's Fallingwater... a residence I've always been interested in. I've stripped hundreds of prims from the original version, and used it as much as a learning experience as anything else. If I hadn't found that I think I'd have a purely outside build like the one at Coonspiracy Central.

In RL, I live in the community you just described. I want something totally different here. Pirate Sim? Sign me up!

I'm glad to see some good responses so far, I'll clarify a bit of what I have in mind.

This would be a more real world themed area, then just a normal living space. Granted I do know not everybody wants to live in a subdivision, but for the people who do, we'd be ready. lol

Basically what a customer would rent would be a fairly large parcel of land in a clean, controlled* community. What you'd get for your rental fee would be a fully built, and finished (not furnished) home, our door private entertaining area (patio, pool, hot tub), privacy controls over their parcel including media rights, and the assurance of a clean neighborhood.

Every resident would be allowed to decorate the interior of their home how ever they feel like, I would make sure (at time of rental) that each resident knows the rules of the community, and I would promptly remove any offensive or obstructive objects. (no spinning signs 300ft tall, no flame towers, no spamming or very annoying laggy thingy's.)

The neighboring sims of Chaotica and LeCadre do allow for open events, and community projects can easily be arranged. For the people that do wish to keep it private, there's always your large back yard for events too. ;)

I will mention again that each home would be different from your neighbors. Most likely in looks (I have quite a few styles), colors, floor plans, and property. No two would be alike.

--- SL homes, why?

I have met many people that wonder why others like to have a home, or land in SL. People who don't see a reason, or prefer a exotic theme, would most likely not be interested in this project. (Though if demand is high enough, there's always future projects ;) ) - Homes to allot of people offer private areas to enjoy select company (spouse, girl/boy friend, friends, peace and quiet, etc) or to hold their own events that a club experience can't compare to not to mention a place to rest and/or log/arrive. Also, if you weren’t happy with the property, you can leave without the hassle of selling or holding tier till it does.

Thanks for all your responses, I am very interested in all reasons why people would/wouldn't like this style of living.
