How DO you find ocean front property for sale. Who owns the oceans (Lindens, I assume)? Can you build out into the ocean -- docks, etc.

There's a limited amount of mainland oceanfront property. Most of the oceanfront property is, logically, on privately owned Island sims. You can buy or rent these properties from private landlords.

You can build out into the ocean (docks, piers) as long as you remain within your property lines. Your shoreline can be adjusted with the use of the land editing tools.

You have to keep your eye out. Private Islands aren't the only way to go.
You can build a pier or whatnot if your property line extends into the water. Some plots are completely under water. _____________________

Sorry if you know all this...
Do you want to look at ocean or do stuff with it? You might want to understand the difference between void sea sims and blank parts of the map. Void sea sims you can fly and sail over etc but people cannot build on them. Mainly these are found on the mainland. Usually on a private sim, the border you will get nice ocean views. You can look at it and it reduces lag but you cant fly or sail on it. So it depends what you want to do ocean wise... Mainland land (ocean) that borders on a void sea sim (especially multiple void sim corners) sort of have the best of both worlds - means you can have no neighbours on that side, have no lag coming from that side, can fly and sail etc on the void next to your property. But they tend to be expensive. Of couse there are also mainland ocean properties that do not border a void sim too with their advantages and disadvatages. If you are purely after a nice ocean view some of the non void ocean properties have nice views with a bit of an interesting mix but remember things change in SL regularly so more established the view the more stable it is likely to be... |

A good way to find ocean front property on the mainland is to use the map and turn on the land sales option. Waterfront plots usually extend a ways out into the water so you can build docks and things. There are some entire sims that are water and those are Linden controlled, but there are also areas where the land below the surface is owned by residents. You can tell who owns the land by clicking on the menu bar while flying over the land in question.

That RVRE link is a bit confusing to me. The wording makes it sound like it's a separate land sales that bypasses LL...but what it seems to be saying boils down to renting the rights to use this land from someone else. I don't know how the whole Deeding thing works but the only way it wouldn't count towards your SL land tier would be if it really doesn't belong to you...so it's kind of deceptive, right?

The difference between renting and buyins is that when you buy, you retain the right to sell that land on to someone else. You cannot do that if you rent. On a private sim, the sim owner takes the place of LL. You pay tier to the sim owner, not LL, and thus your private sim holdings are not counted against your LL tier. Makes perfect sense. LL owns the servers on which SL resides; we all just rent a bit of hard disc space from them each month, directly or indirectly. _____________________
