Price seems awfully high..need a land seller's opinion!

I know the price of land has gone up, but when I bought my first plot in Batak, 3 sided protected land it was only $5/sqm. A land seller bought the plot behind me and is asking $16/sqm for an 8000+ plot or $395 US.

This seems very high to me and when I asked her about it she said that is the market rate for 2 sided protected water front land. Is this true or is she way overpriced?

I have 384 sqm left in my tier and I wanted a chunk of that, not even waterfront and she wouldn't give it to me at a lower rate. I thought $2000L for a landlocked chunk of that land was reasonable...

Just looking for an experienced opinion before I try to haggle a bit more with her.

I wouldn't say I was expert, but $16/sqm is way over the market price for anything I've seen IMO.

In today's land market, I wouldn't pay that price for any land, waterfront or not. If its truly protected, and not at the edge of the world, maybe, maybe I'd edge over 10 to 11 or 12, but with the average land sale price being at about 5.7L/m2 16 is way high, of course, its all dragged down by insta-sales to land barons way below market value so they can make a profit reselling. But that's my own take. She might be right.

Hi musicteacher, in the current market not even the most exclusive waterfront fetches 16L$/sqm. Waterfront usually goes for 10L$/sqm these days, plus or minus a bit depending on the amount of water included in the area. SLs biggest land dealer tried to lift prices for waterfront to 15L$ or more a while ago but never suceeded with the plan. Contrary to popular opinion, "protected" land never did fetch significantly higher prices in most sims in the last months. There are exceptions.

If this land is worth its price? I all depends. Everything is at least worth the amount a customer is willing to pay for it. ;)

I've seen a 512m plot on waterfront property go for 70k (no that isn't a typo) by a reccognised land dealer in SL.

People will get as much as others are willing to pay it seems.

Though imo, 16L$/m is too high. I'd not buy anything over 8L$/m myself and that would be prime land. 6L$/m is around the average out there. All dependant on local and surroundings.

Don't sweat the prices - the way SL's going - rapidly- people won't be able to GIVE land away soon :-(

The protected waterfront land I sell is usually priced high. The reason is two-fold.

1. Protected waterfront land that can accommodate a dock and a sailboat is hard to find, especially small lots. These lots must be situated in a way to provide smooth land for a home and trees, not on a hillside. These lots must be on a navigable waterway so the owner can sail from their dock, around the world and back again.


2. When most land in a particular sim is sold, the remaining land becomes more valuable, even if it's just prim land. I have paid as much as $L4000 for a 16m lot that fit my needs. It was located directly between two of my lots. Without that 16m lot, my other lots were much less valuable, because perspective buyer would be concerned it would become a billboard lot.

So, if one is seeking a specifically located lot, or a lot for sailing to and from, then it's reasonable to be willing to pay more. I get anywhere from $L20/m to $L35 for some of these lots. They don't sell fast, but they sell.

Best advice I can give you...since I married a land seller/buyer
is dont pay for more then $6 per sqm for mature and $4 for PG..those are the GOOD prices to be honest with you..

many will probably say NO but thats how we bought land for ourselves..and it worked :P

Wow, what a fantastic ripoff price. Don't forget to put a hideously-colored spinning cube on each of those premium lots; helps 'em sell faster.

Wow, how unhelpful. Spoken like a true salesperson.

If you want to pay $L1MM per square meter, go ahead. Just know that you can get a much better rate. Same applies for $L16/sq.m.

Agreed. I sold land for some one the past few weeks with an average price of L$14 per sqm. Sold around 40.000 sqm in total. It really depends on the person who buys it and also how the land is sold like in rl.

I agree that there is a land price hike trend. I think most people look at the big sellers and set their prices somewhere around that mark. Having said that I was surprised to find some of the better deals offered by the biggest Land seller in SL, no need to name names.

So it seems people are making prices up and setting parcels to sell for insane amounts.

I thought being in Water (which should be cheaper), I should be able to snatch something like that for 15-20K Lindens. Maybe it's been too long since I bought land, and the prices have gone insane. I searched and searched did not find anything that was reasonable so I am not buying until these prices level or at least take a turn for the sane.

And if what the sellers are telling us is true then my current land holding in Tilitr must be worth an incredible fortune considering it's a waterfront-island combo with two empty void Linden sims next to it, and 12K of land all in one sim, with 2-3 other neighbors who are actually sane and very nice, and finally most of it in one chunk.

I should charge $3000 for my land if I ever sell it that is....

For reference, i recently bought a 4352 plot. It has water 2 sides, flat and in a very nice/quiet/resonably fast sim.
I paid 40k for it and this was a private transaction.

My old plot was 1536. It was in a quiet snow sim with great views.
I contacted a few land dealers to see what they would offer me for it. I originally paid 7k for 1024 and added 512 for 2k.

One dealer offered me 4k without even looking at it. The second (and most well known land dealer) sent someone to meet me at the plot. They looked around and finally offered me 6k.
When I said I was in no way considering to sell it at a loss, they made enquiries but said 9k wasn't acceptible.

I listed it that day for 12k and it was bought in less than 1 day.

I think if a 1535 plot can sell for 12k then you wont find a "nice" 4000 plot for 15-20k

I think I made a typo in my original post. I meant 25-30K lindens for 4000sq meters. I think I was thinking 2000sqm and writing 4000. My apologies.

But yes I have had similar experience with organized land dealers, they underbid and then turn around and hike up the price to insane amounts.

Well I guess it is dog eat dog second world out there. If the insane price works, it works, if not they lower it a little bit, in either case the seller wins.

I have a general rule to never pay more tha $10L sqm for land. However, I also tend to agree that land is worth what someone is willing to pay for it. The flip side of that coin is how many months does a land reseller pay tier on an overpriced property before the tier cost overtakes the profit and makes the whole thing a loss? And how many losses are they willing to take in an attempt to force market rates up?

I've been watching a parcel about the size of the one you want that has been listed at $30L a sqm for...hmmm....4 months now. 4 Months of tier on this parcel is around $100 US the seller has paid. In another couple of months they will have completely lost all profit, which I find hilarious and a fine case of just rewards.
