Need your advice on selling my first land!

Someone is interested in buying my 512m² first land plot. I'm not an expert when it comes to Second Life and especially land trading.
So here is the deal. He wants to pay 2500 $L for it or give me another 512m² land plot that he owns in exchange. This is my current plot slurl.com/secondlife/Yucca/232/176. Do you think that is enough money? And what's more important for me, do I have to pay land use fees if I sell my first land and get another 512m² plot or are 512m² always part of my premium membership plan, regardless of being my first land? If that is the case, if I don't have to pay any land use fees for 512m², if it is my first land or not, I may be up to it. So what would you do then? Get the 2500 $L and look for a another land plot, ask for more money, see if he can offer a more attractive plot in exchange for the current one or keep it?

first 2500 is not a bad price you can how ever most likely get more for it. if you just set it to sell for 4000 it would probably sell eventually. from the looks of it you are surrounded so if it were me i would sell and get land elsewhere. as far as land use fees you will always be allowed to have 512 sq meters with out ever paying land use fees. and very good idea coming here asking for advice wish more new residents would do that. cheers crucial

$2500 is a fair price... in that it's about what a 512 sells for on average... It depends though... Were you actually looking to move? If not, there's no real benefit in it for you, because any other 512 you look at it is going to be around that price at least too. So you probably aren't going to end up with any change. I wouldn't take a straight swap. Not if you weren't thinking of moving. If you're going to move, get cash, and then you are free to pick a parcel to your liking. If they really want your lot, and you weren't thinking of selling, you could probably ask for a little bit more without being greedy. Enough for you to get new land, and some for the trouble. You would be going out of your way for them. Whatever you do, don't feel pressured just because someone is asking. It's your land. Oh, and yes, the first 512 of tier is always included in your premium fee, whether it's first land or not.

Yes, following on from what Crucial said, if you want to come out with both a 512 and a profit on the other end, suggest something more like $4k. If they balk, oh well. Set if for sale at about that, and see what happens. As you're living on it and would be using it somewhere anyway, you don't have to really consider the tier you would be paying in the meantime. If they really need your land, and see it go up for sale, they'll probably move on it before someone else does.

Thanks for your quick replies! I was not looking to move. But Crucial said it, I'm surrounded. I think, as you suggested, it would probably be the best to demand more money for it and move on. But what I have to take into account in this special case is that he offered me, as he wrote in an e-Mail, attractive land in exchange: From: someone I can trade you for a much more attractive plot of land (ex: a beach front, roadside or/and mature land). Do you think it could be worth more than even the $L4K you suggested. Or do you think I could find a similar plot (seaside) for that money.

Ok is your land PG? If so, $2.5k is alright, and a swap for mature could be good, mostly it's worth more. Have a look at what they're offering, roadside is good, it means you have one side you won't get blocked on. Waterfront even better, and definitely worth a lot more (go for the waterfront!). If they can offer you something you like even more, and is worth more, then a swap work out just fine for all parties. Edit: Just looked at your land. You are crazy blocked in there. Is the person offering to buy the same person who's enclosed you and another parcel on all sides? It is PG, so $2.5k is good, and you won't find many others willing to buy considering the situation there... But if it's the person who's blocking you in, don't let them take advantage, and be wary of any 'swaps', ie, make sure they give you the land first! I think you can AR them to boot for what is going on there. I don't think you can block off people on that many sides.

Yep, it is the same person who has enclosed me. I need to think about a way to make sure that I get what I'm told. Any suggestions are welcome. To get money wouldn't be a problem I suppose but to get a certain plot in exchange is linked with a certain risk since there is no option for swapping land I think? If I like one of the plots he has to offer I 'll ask him to give me it in advance.
I'm not sure what you mean by "AR" but I don't feel like complaining yet. Since he offered me a more attractive plot. Maybe if I'd decide to stay.

regardless of how you do a land "swap" there will need to be a certain amount of trust involved with both parties. so my advice would be
the best way for you to swap land is for you both to set the parcels for sale to each other for an equal amount of money say 4 k . the other person would need to buy your land first so you don't tier up and incur the 5 $ monthly fee associated with an additional 512 sq meters. then you could use that money to purchase the other plot.
or you can make a counter offer for 5 k straight sale if they really want the property they will buy it plain and simple. Then you can go and find you self a nice plot somewhere since the land they are offering in a swap is worth at least 5 k if its road side or water front mature land.
I have been in this position many times in clarksburg when i was acquiring the Sim there was a bunch of 512 -1024 sq meter plots i wanted and i always offered more then the land was worth. just because i was the one wanting the land and asking to buy it.
if they really need the land they will pay.

Good idea, thank you! Also I completely forgot that if the person would give me the land first, which I'm supposed to get in exchange, it would move me into a higher tier since I would own 1,024sqm then until he does aquire my plot.  Thanks!

I've dabbled in land sales, made a few good deals and a few dogs as well, making me an expert in almost knowing about land sales  . 2.5K in a decent price for a first land, but it also depends on how fast you want to sell it. I suggest that in addition to the advice you obtained here, that you browse through the classified ads and visit various plots. By seeing first hand what is for sale and for what price, you'll get a much better feel for what is out there, both in terms of what you can sell yours for and for what else you can buy.

Not too long ago I helped out a friend who needed to sell his bit of first land so he could buy a lot he'd found elsewhere. His orig idea was for me to hold the land til it sold then give him the money. His asking price: 2500. I bought it outright, marked it up to 3000 and it sold that night. On the whole, if you're not looking to sell fast, I'd mark it at 3500 and see where that takes you. On the other hand, if you really want the exchange plot and its mature, go for it.
