Effect of Roads on Land values?

What is the effect of a road on land value, especially for a supposedly isolated residential SIM?

A road and ugly bridge just suddenly materialized through my SIM, splitting access to it.

It's wise to assume some means of public access will appear eventually. Certainly I assume it if I see a road-shaped piece of linden land anywhere.

roadside land is slightly more valuable than land that has residents on all sides.

Some day, LL will fix the sim crossing vehicle problem and vehicles will become useful. When that happens, roadside land will probably become even more desirable, because the roads will be fun to drive cars on instead of just decorations.

Thank you, that's a relief. I was all concerned about the ugliness of the road but if it's seen as a positive, then I welcome it.

Just need to build my rentals to take advantage of it then :)
