By natural I assume you mean median such that I can imagine raising or lowering it the allowed number of meters from it's current position. It seems blantently unfair to represent land at it's highest of lowest setting when it's set for sale. It seems equally unfair to tell the owner that they shouldn't do everything possible to make it look attractive.
We need two thing. One is quick education for new residents explaining that it's in their best interest to ask an owner to revert and empty the land before they purchase it. The other is for the 4m limit to be extended. Four is not enough. Eight would be better. How about twelve and a sixty-degree rule? Poll poll POLL!

It matters not. As with any other major purchase, I will spend at least a few minutes researching what I am actually getting for my money, not what marketing or sales want me to believe. Example, a car may look absolutely magnificent from the outside, but if I take the time to research it, I may find it has an underpowered engine and that it runs exclusively on premium gasoline. May be pretty, but not what I was looking for. A compulsive purchase will usually result on regrets.

I like my land original as possible, with a few trees, buildings really only cause an annoyance to the land seller. A for sale sign is unnecessary, but I don’t mind them. What I do mind are extremely large, rotating "FOR SALE!!" boxes or very annoying/laggy signs. A simple one prim sign on a stick (like in RL) will do, or a simple small box on the ground with your company/"for sale" is also fine. As anyone in sales will tell you, the better something looks, the easier it will be to sell.

I like it flat/empty, but recently I bought a flat property only to find out its natural state was to be somewhat hump-shaped, which meant I couldn't lower it to have a proper basement if I wanted one. So I guess flatness isn't everything. I couldn't resell it either so I had to release it.

I picked natural level and empty. I don't want to see a corp. sign, I want to feel like I'm buying from an individual who will show me the teraforming limits if I ask. It's just good customer service. If someone is selling too much land to be able to provide this service then they need to hire more help and make sure that they will provide those services.

I find this completely rational and necessary. We should all do our part to help the blind. Just think what would have happened had there only been four spinning sale boxes! This plot would have been passed over time and time again!
Because after all, giant glowing and spinning boxes is the only possible way anybody can find land for sale in Second Life. We should petition the Lindens to put a land tab under Find, or maybe highlight plots for sale on the map.

If you put your land up for sale at L$1/meter2, I guarantee you someone will buy it in no time flat. You can probably even get up to L$2/meter2 and even higher sometimes in a timely fashion. It may not seem like much, but it is better than nothing. If you see land that is flat, much of the time that is as flat as the land will get. If you are picturing changes to a flat land you see, I suggest contacting the seller of the land and asking it to be reverted back to normal before you buy (For anyone new reading this, land can change +-4 meters from this original position). Otherwise keep voting. Results already are not quite what I expected.

Seriously, I had gone offline overnight after putting it up for sale, and needed to exercise an option in the morning to buy another property, so it had to go immediately. I couldn't even wait five minutes for this as someone else was eyeing the other land by that time.

If I were in the market to buy land, I'd probably want to buy it from someone who appears as straight-dealing as Dark appears to be from his postings. A good broker can gauge the level of savvy of his or her customer, can educate where needed and still make a margin. Also, I'd prefer to buy from someone who knows that word of mouth and reputation are at least as valuable as the parcel being sold. Yeah, I know you didn't ask that, but these preferences apply to any business - SL or otherwise - that I'd opt to deal with. I didn't vote, because I'm not in the market, but either what Jillian or Verkin said. disclaimer: no connection with Dark or any land dealings at all
